Spring Mill Medical The applicant seeks the following development standards variance: Docket No. 05100017 V ZO Chapter 3.07 defmition of directional traffic sign The site is located at the northwest comer of 103rd & Illinois Streets and is zoned B-3 & B- 6/Business. Filed by Paul Reis of Drewry Simmons Vomehm for Spring Mill Medical, LLC. General Info: The petitioner seeks variance approval to allow 2 traffic directional signs to be greater than 3 square feet in area and to be higher than 3-ft from the ground, per the definition of a traffic directional sign. The signs will be approx. 13 sq ft each and approx 12- ft above the ground. Analysis: The site located on Illinois Street, just west of Meridian Street. The use of the site is Medical Offices. The traffic directional signs direct patients to the north entrance and delivery trucks to the west entrance. The signs fit within the design elements of the canopy. The request is to vary from the definition of traffic directional sign. If this variance is granted, the two signs will remain exempt and a sign permit will not be needed. Findings of Fact: 1.) The approval of this variance will not be injurious to the public health, safety, morals, and general welfare of the community because: The larger, higher directional signs are needed to guide patients and delivery trucks, possibly allowing for better traffic flow and less confusion. 2.) The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The larger, higher directional signs are needed to guide patients and delivery trucks, possibly allowing for better traffic flow and less confusion. 3.) The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: The medical office will not be able to adequately direct patients and delivery trucks, possibly causing frustration amongst patrons. Recommendation: The department recommends positive consideration of Docket No. 05100017 V.
