1. (number of sians) Home Depot caters to both contractors buvina supplies in auantity. and to the 'do-it-
vourself homeowner. The sianaae souaht bv Home Depot directs these very different customers to the
appropriate entrance and loadina area. In addition to the buildina identification sian. three such
directional sians are proposed: tool rental center. contractor pick uP. and nursery. Each area is a
separate function within the laraer buildina. Thus. the sianaae is souaht. not so much for identification
of services as for directional purposes to auide customers to the correct entrance.
2. (location of sians)The Home Depot site does not have direct access to US 421. Therefore. the frontaae
of this property is on Commerce Drive. located to the rear of the buildina. It is impractical to place
sianaae on the rear of the buildina when customers will be approachina from US 421. Therefore. the
petitioner reQuests a variance to permit the Home Depot to orient their sians to US 421.
3. (area of sians) Because more than iust one sian is proposed. the total sian area exceeds the maximum
permitted bv the Ordinance. T he Ordinance contemplates onlv buildina sianaae and not necessary
directional sianaae beyond the 3 SQuare foot sians that are considered incidental. The Home Depot has
reduced the amount of sianaae reauested bv removina the word "The" from their sian. However.
despite this concession. the total SQuare footaae of the sianaae exceeds that permitted bv the
Ordinance.
4. (foundation plantinas) The east and west foundation areas are adiacent to the loadina area and parkina
lot. respectivelv. Neither location is ideal for the survival of plant material. Further. the rear facade is
screened bv solid walls due to the location of the loadina bays. Home Depot is proposina planters
alona the west (front) facade. There will also be sianificant landscapina alona the perimeter of the site
to the east (rear). No plantinas are shown to the north due to the fact that the buildina will be continued
bv the adiacent user.
5. (facade proiections) While the side (south) and rear (east) facades do not meet the depth reauirements
of the ordinance for off sets. they do provide proiections and other architectural relief that is consistent
with similar proiects alona US 421. These proiections meet the separation reQuirements specified bv
the Ordinance on the south side and are within 10 feet of the separation reQuirements on the east (rear)
side. Both of these facades are further screened from view bvextensive landscapina. solid fences. and
screenina walls. Thus the necessity for facade proiections to break UP any architectural monotony is
lessened bv -its inabilitv to be seen. The front facade does meet the ordinance reQuirements.

1. This Item has already been on an agenda of the Technical Advisory Committee.
2. Mailed and Published Public Notice needs to occur no later than Thursday, November 3, 2005.
Published notice is required within the Indianapolis Star. Note: the Regular BZA meeting will begin at 6 pm.
3. The Proof of Notice will need to be received by this Department no later than noon, Wednesday,
November 23, 2005. Failure to submit Proof of Notice by this time will result in the tabling of the petition.
4. The Filing Fee and Nine (9) Informational Packets must be delivered to BZA Secretary Connie Tingley
no later than NOON, Friday, November 18, 2005. Failure to submit Informational Packets by this time will result
in the automatic tabling of the petition to the Monday, December agenda of the BZA.
5. This Item will appear on the November 28, 2005 agenda of the Board of Zoning Appeals under Public
Hearings.
6. The petitioner will need to provide a fully filled-out Findings-of-Fact sheets for each petition the night of the
