Filed by Mary Solada of Bingham McHale for Duke Construction, LP. General Info: The petitioner is seeking multiple variances for signage for Best Buy: to have 4 signs, signage square footage greater than what is required, and to consider the tag logo as a sign (usually a sign can only have 25% of the sign area as being a logo). The last variance request is to allow signage to face toward Michigan Rd, rather than Commerce Drive. Analysis: The Best Buy signs design/locations were. approved by the Subdivision Committee on Nov. 1, 2005. Orienting the signage westward will be better for the neighborhood to the east of the site (they will not have to look at signs all day), and it will be better for the business because there is a higher volume of vehicular traffic on Michigan Rd, rather than Commerce Dr. Best Buy is an end tenant allowed to have signage on two frontages. The signs will not be the typical Best Buy signs; they will be comprised of white letters and a logo with black letters and white background. ~ r- Findings of Fact: Best Buy Signage 1.) The approval of this variance will not be injurious to the public health, safety, morals, and general welfare of the community because: Four signs oriented south and west are better for the residents east of the site and better for the business to have signage facing Michigan Rd. 2.)
