7. In the construction plans, the HCSO would ask that the Floodplain be shown using
the BFE and the Topo data. The limits on. the FIRM panel in this case to not match
what the actual Floodplain is when you look at the BFE. Also, please show the BFE
in the plans.
8. Hamilton County Ordinance 4-26-99~C(7)e requires all minimum finished floor
elevations (included walkout basements) to be a minimlUIl of 2 feet about the 100
year water surface elevation of this natural watercourse. These minimum finished
floor elevations must be denoted on the construction plans.
9. HamHton County Ordinance 4-26-99-C(3) will require improvements to the natural
watercourse across the site. These improvements will included, but not limited to.
debris and flowline obstruction removal, tree clearing from top of bank to top of bank
plus 30 feet on one side of the ditch, and stream bank erosion repair and stabilization.
10. The natural watercourse across this site will become part of the Spring Mill Run
Regulated Drain, along with all the stonn pipes within the development. The
easement associated with the open regulated drain will need to be 2S feet from the top
of bank on each site of the stream, as required by Ie 36-9-27-33.
11. Before construction plans design begins please schedule an onsite meeting with thi.s
office. the engineer. and the developer to walk the open ditch and discuss what
improvements will be required.
12. Do to existing drainage problems in the Genung Subdivision, HCSO will require that
all outlets from this development remain east of Ditch Road. The outlet from the
existing lake will need to be piped south. to Spring Mill Run. This same pipe can. pick
up the curb inlets at the entrance and MUST also pick up the structure at the SE
comer of 106th and Ditch. This structure has a pipe that runs south and outlets at the
existing culvert crossing on Ditch Road.
13. The sanitary sewer main will need to meet HCSO Design Standards C-6 and M-5
when running along or crossing the open ditch.
14. No landscape planting will be permitted or allowed within the proposed regulated
drainage easements per Indiana Code 36-9-27-33(d). In common areas that are
dedicated as Drainage Easements, no trees will be allowed within 15 feet in each
direction from the centerline of pipe. The proposed street trees should be behind the
sidewalks to prevent the root infiltration into the SSDs under the curb line.
15. The HCSO has new standard details for the required castings. The details are
available for download on our website at http://www.co.hamilton.in.us. go to
Departments, Surveyor, and Documents for Download. The details are CT -1, CT -2,
CT -4. CT -5, CT -6. CT -7, CT -8, and CT -10. These are our required casting and any
other casting must be approved by this office. please keep these in mind when doing
design and construction plans for this site.
