However, some fou_nclation repair should be carried out on the north wall. ~s of this opimon are presen~l below: Using the proposed plans you provided, I calculated the maximum load conditions based on the International ResidenAial Code (IRC) as adopted by the State of Indiana. Using ~ ZOO{) psf allowable soft pressure given in the IRC, the footi~, g of your home only need to be about 10 inches wide to support the ma.x.~mum combination of new and existing loads. Common practice is that footings for an 8 inch block wall are 12 inches wide. Therefore, the existing foundations should 'be at least 10 inches vwide. The 8 inch block foundation walls are generally in good condition. This indica~ that the soft conditions should generally meet the IRC allowable soft pressm~e~ However, the west end of the north exterior wall has cracking suggesting that some local settlement has occurred. This area of exterior wall foundations should be ~rced before the second floor is added. Steel helical piles can be used to re,enforce this area of foundation. If I can be of any additional help, please give me a call. Sincerely, Creek E eenng, Inc. ~,~.1.
