2. Docket No. 05080021 PP Amend: Kendall Wood
The applicant seeks to plat 15 lots on 12.045 acres with the following subdivision
waIvers:
Docket No. 05080022 SW: 6.03.19 - Access to Arterials, Parkways, and Collectors
To seek relief from houses fronting collector streets/200 foot required separation from
collector streets.
The site is located at the NW Comer of W. 121 st St. and Shelborne Rd and is zoned S 1
(ROSa).

Background
The applicant is proposing a 15 lot subdivision on 12 acres requiring the approval of one
subdivision waiver. Please see the original information packet provided by the applicant to view
the proposed layout. The public hearing for this item was held at the September 20, 2005, Plan
Commission meeting. Several people spoke in opposition to the project. Concerns were as
follow:
1. The subdivision waiver was opposed - with a desire to see the homes on lot 1 and 15 face
Shelbome Road.
2. Landscape plan and tree preservation needs to be revised to show only the subject
property and not what is on adjoining lots.
3. Further information on where sewer service accesses this property, and the potential for
neighboring properties to tap into the system.
Previous Approval
Kendall Wood originally received primary plat approval in January 2005 for 1 7 lots on 18 acres.
At this time they also received a subdivision waiver approval from 6.03.19 - Access to Arterials,
Parkways, and Collectors. This approval allowed the required 200' bufferyard along Shelborne
Rd. to be reduced to 25'. With these approvals the petitioner committed to the following:
1. The applicant agreed to additional landscaping ($5,000 per lot and plantings within the
rear yards).
2. Exclusively wood fence of the same type along the west property line and a maximum of
three street lights at the entrance in addition to dusk to dawn yard lighting.
Amended Plan
The petitioner has revised the approved plan to accommodate a smaller site. The new plan has 2
less lots and 6 less acres. This revised plan adheres to the ROSa standards. Like the previous
approval, the applicant seeks a waiver from 6.03.19 - Access to Arterials, Parkways, and
