waIvers:
Collectors
To seek relief from houses fronting collector streets/200 foot required separation
from collector streets.
The site is located at the NW Comer of W. 121 st S1. and Shelbome Rd and is
zoned S 1 (ROSa).

Previous Approval
Kendall Wood originally received primary plat approval in January 2005 for 1 7 lots on 18 acres.
At this time they also received a subdivision waiver approval from 6.03.19 - Access to Arterials,
Parkways, and Collectors. This approval allowed the required 200' bufferyard along Shelbome
Rd. to be reduced to 25'.
Amended Plan
The petitioner has revised the approved plan to accommodate a smaller site. The new plan has 2
less lots and 6 less acres. This revised plan adheres to the ROSa standards. Like the previous
approval, the applicant seeks a waiver from 6.03.19 - Access to Arterials, Parkways, and
Collector to reduce the bufferyards along Shelbome Road for two lots and to mitigate the views
into this subdivision by the use of landscaping. The lots that require the waiver from the required
200' setback are 145' and 65' away from the right of way. See the site plan for full details.
The public hearing for this item was held at the September 20, 2005, Plan Commission meeting.
Several people spoke in opposition to the project. At the October 4th Subdivision Committee
meeting all outstanding issues were discussed. This petitioner was forwarded with a unanimous
positive recommendation with the following requirements:
1. Applicant to present renderings of views into the subdivision at the Plan Commission
meeting; specifically focused on lots 1, 15, and 10.
2. The landscape plan receives final approval by the Urban Forester
3. Applicant require masonry wraps on residences for lots 1, 15, and 10.
The applicant will be presenting the requested elevations at this meeting. The landscape plan has
been reviewed and approved.
