Please be advised that the Carmel /Clay Advisory Board of Zoning Appeals will hold a
Public Hearing at its meeting in the City Hall Caucus Rooms, 1 Civic Square, Carmel,
Indiana 46032 at 5:30 pm on Tuesday, March 4th, 2014, regarding application for
Development Standards Variance for the property located at 201 West 103rd Street, also
being known as Tax Map Parcel Number 16- 13- 11- 00 -00- 036.005. The application is
identified as Docket No. 14020004 V. You are receiving this notification because
property records indicate that you own land adjacent to the subject properties. A copy of
the meeting agenda and an aerial photograph are attached.
The City of Carmel is seeking a Development Standards Variance on behalf of the property
owners to relieve them of minimum front bufferyard requirements. Currently, Zoning
Ordinance Section 33.05 (A) requires a minimum 15 foot front bufferyard for office uses
adjacent to a parkway. However, future widening for the Illinois Street extension will
reduce the available space for a front bufferyard. The granting of the proposed Variance
should alleviate the property owners of potential undue hardship in future matters
associated with their reduced front bufferyard.
All interested persons desiring to present their views on the above application, either in
writing or verbally, will be given an opportunity to be heard at the above - mentioned time
and place.
