Dear Chuck :
I would like to confirm for the record and would request
that you place a copy of this correspondence in the Ritz Charles
Board of Zoning Appeals Use Variance Application file in order to
create a paper trail concerning the decision made by the Board of
Zoning Appeals at the May 23, 1988 meeting.
The Board approved the Use Variance Application filed by
Ritz Charles, Inc. located at 12156 North Meridian, Carmel ,
permitting the construction of a paved, curbed parking lot on 5
acres located immediately west of the existing Ritz Charles
facility. Prior to the commencement of any construction, the
petitioner agreed to permit the Department of Community Develop-
ment (you in particular) to approve the landscaping scheme that
would require mounding and landscaping sufficient to create a
solid visual screen between the parking lot and properties adja-
cent to the north and west. Such visual screen is specifically
designed to eliminate automobile headlight spill over, noise and
parking lot lighting.
At the time an application for construction permit or land-
scape approval is submitted to you, we would appreciate the
opportunity to review the landscape plan and issue our comments
to you and the petitioner pertaining to our concerns.

Dear Chuck,
Per our conversation this morning, we are willing to grant an easement for
drainage of your parking lot into our lake.
Said easement shall be under-ground. All such easements shall be regraded
and seeded to put back as much as possible to original condition.

Furthermore, this is subject to approval by the Dept. of Natural Resources.

2 . Drainage Plan;
3. Site Plan and Landscape Plan; and,
4. Area Map, Parking and Lighting Plan.
Also please find enclosed a cut sheet showing the type of light
fixtures to be installed in the parking area, the applicable ones
being check marked.
I am hopeful that this matter will be heard by the Board of
Zoning Appeals at its regularly scheduled meeting to occur on May
23, 1988. Therefore, it will be necessary for me to receive the
docket number prior to Friday, May 13, 1988.
