MINUTES OF MEETING

A. Mr. Kiphart, brought to our attention the possiblity of sewers being
brought down Meridian within the next two years. He recommended we
contact Lynn Wolfson (at 844-4621) who is organizing the owners in
the area to get the project going.
B. Mr. Schultz explained to Mr. Kiphart the current state septic and
Carmel parking requirements on the site. Ray proposed building
only 120 parking spaces because the banquet facility will only be
operating in 12,000 sq. ft. of the 15,000 sq. ft. being built.
This would allow us to develop part of the parking as septic field.
Mr. Kiphart states that this would be acceptable contingent on the
following requirements:
1.. A legal binding agreement would be entered into with the Owner,
the County Health Dept. and the Carmel Plan Commission , ..
which would require that the 3,000 sq. ft. remain unused until
sewers are installed.
2. When the sewers are installed the facility would hook-up immed-
iately and abandon the septic fields.
% . - 3. - ,Before the. empty 3,000, sq. ft. can be used the remainder'of,the
required 150 spaces will be installed in the areas of the now
abandoned septic fields .
C. The sequence of the Plan Commission Approvals was discussed and is
as Follows:
1. Provide the completed application forms, drawings and check
12 days prior to the scheduled Plan Commission meeting. (Oct. 6)
2. Plan Commission Meeting is scheduled for Oct. 18. At this
meeting we shall make our formal presentation.
3. After our presentation the Plan Commission shall refer

our application'-to-the Techical Advisory Committee for review.
At this time working drawings, calculations and specifications
for the site development will be given to the committee. The
Techical Committee will meet October 20.
4. The Techical Committee shall review and forward our application
to the Industrial / Commercial Subcommittee for their review.
They are currently scheduled to meet November 1.
5. All committees shall report their findings back to the Plan
Commission by November 15. The Commission shall then vote
final approval on that date.
6. November 16th is the soonest possible construction date.
7. It should be noted that the following approvals must be
obtained on these additional items concurrently with the
Carmel Plan Commission approvals.
a. Septic System Permit (State Health Dept. )
b. Storm Drainage Permit (State Highway Dept. )
c. Commercial Drive Permits (State Highway Dept. )
d. Foundation Permit (ABC)
D. Mr. Kiphart reviewed the preliminary site plan and noted the
following items:
1. All parking lots in the Meridian Corridor must have concrete
curbs around their entire perimeter.
2. If the Chiropractic Office is also a residence, then B-6 zoning
requirement of a 30' lawn buffer area must be met.
E. Joe Raper called the Hoff Chiropractic Clinic at 8:00 p.m. and an
answering machine answered the phone. (Phone # 848-1727)
