Docket No. 05060013 ADLS Amend: Carmel Office Park - Building 4 The applicant seeks to construct a 10,105 square foot office/warehouse building and associated parking. The site is located at 389 Gradle Drive and is zoned 11 (Industrial). Filed by Mark Settlemyre of Foresight Engineering. The applicant seeks ADLS Amend approval for a new office/warehouse building and associated parking within the Carmel Office Park. This item has been continued since the July Special Studies meeting. Please see the packet of information that the applicant has supplied within this mailing for more details. When the Carmel Office Park was originally constructed, ADLS review was not required for the 11 zone. Now that ADLS review is required for the 11 zone, this final building in the office park needs committee approval. This item was reviewed at the June 22, Technical Advisory Committee. At that time the Urban Forester requested a full landscape plan with a plant schedule detailing species and sizes. It was also requested that the petitioner spread the required plantings across the entire Office Park area frontage, instead of clustering them around this single structure to help offset the lack of plantings around the other buildings (note that landscaping was not required in the 11 zone when the original buildings were constructed). The petitioner has yet to provide a revised plan complying with such. As per the Alternative Transportation Plan, the petitioner is required to install or fund the installation of 5 foot sidewalks along Gradle Drive and 3rd Ave. SW. If the petitioner chooses to fund the future installation of such, they must get a quote from engineering and copy DOCS on the agreement. This issue should be resolved prior to ADLS Amend approval. Engineering requests that the petitioner resolve all of their concerns and suggestions prior to this item moving forward. The petitioner should provide the following for committee review: 1. Building material details and samples 2. Any proposed site signage details The Department recommends that the Special Studies Committee continue the request to the December 6th meeting to allow for plan revision, submittal, and review. Note: The item only requires approval by committee.
