Dear Mr.Hardin:.
At the,meeting held Monday,February 24,2014,the Carmel Advisory Board of Zoning Appeals took the following
action regarding the Developmental Standard Variances(V)filed by you for the property loeated at 12121 Shelborne
Road.
APPROVED:Docket Nos.13120004 •through 13120007 V: DevelopmentStandard Variances for maximum density
(one lot/acre required, 1.2 lots/acre requested);minimum front`yard(40 feet required,30•feet requested);minimum lot
width.(120 feet required, 100 feet requested); and compliance with the Transportation Plan(reduced right-of-way and
different street cross section requested)with Conditions:
1. Cash payment for right-of-way
2: Concrete driveway.
3. Sewer and water extension
4. Reconnect-existingzutilities,:if needed
5. Subdivision entrance street track away from Gordon home.No closer-than 45 feet.
6. No stub street to the rear of.Gordon home
7. Tree preservation area
8. Reasonable additional buffering
9. Trim:marked overgrown trees
10. Remove existing asphalt driveway
11. Additional landscaping allowance
Note:Cash allowance provided for work to be done on the Gordon property (See attachment)
Please:be advised that per Section 30:05.05: Time Limit of the Zoning Ordinance,the aforementioned Development
Standard-Variance approvals are valid for three(3)years. By that time;either continuous construction of the
improvements must be underway,or a written request for a one-time, six-month extension of the approvals must have
been received and,approval granted..by thrsJDepartment.The expiration date of the approval is February 24,2017.
Please'include a copy of this letter with any permit application.
