Our formal presentation will be on January 21, 1997. In order to simplify your review, I have attempted to give you a brief history of the owners and the proposed development in addition to the formal plans and drawings included in this binder. The development will be owned by a limited liability company whose members include Steven M. Dauby and Sean M. O'Connor (collectively the "Owners "). The Owners reside in Carmel and have experience in real estate development. The primary business activity of the Owners is in Public Accounting through the accounting firm of Dauby O'Connor & Zaleski, LLC. Dauby O'Connor & Zaleski is a certified public accounting firm which was formed in 1987. The firm is currently located at Keystone at the Crossing in Indianapolis. The firm has had continued growth since it's inception and is approximately the 19th largest accounting firm in Indianapolis according to the Indianapolis Business Journal. The firm employs approximately 20 people. The Owners originally planned to purchase an existing building in Marion County; however after many delays and unsuccessful negotiations have elected to develop their own complex located in Carmel. Because of the delays, the firm now faces a critical time schedule to relocate it's office. Due to the lack of space available in the building at Keystone at the Crossing, the firm has been forced to separate the office between floors. Their lease is expiring in April 1997 and may be requested to vacate their space in August of 1997. The proposed office complex would not normally require a public hearing; however, the Developer (Pro -Med Ltd.) made a written commitment during their development process which stated all future development located in the Pro - Med Park would require a public hearing. The Owners were attempting to give their presentation at the December meeting: however because of some concerns from the TAC Committee after their initial review and the requirement for public hearing, were postponed to the January meeting. As a result, the proposed site and plans have been though two TAC reviews. The Owners have met and or discussed these plans with the majority of the individuals which were required to receive public notice. The proposed complex received extremely favorable comments and approvals from all individuals. The only concern addressed was in regards to the complex utilizing bright lighting fixtures. From review of the plans you can verify the planned lighting fixtures provide an adequate foot - candle for the complex while not disrupting any surrounding residential areas. Due to our delays, and the overwhelming response we have received from the neighbors we intend to request the Advisory Plan Commission to vote on our proposed development at the January 21, 1997 meeting. The residential type construction and extensive landscaping and preservation plans will provide for a development which actually blends into the park surroundings and the adjacent residential communities. The Owners anticipate commencing construction in March 1997 on Building 1 which will consist of approximately 8,000 sq. ft. They expect to utilize this Building for their accounting practice. Construction of Building 2, which consists of 12,000 sq. ft., will commence upon signing of leases or future expansion of the accounting firm. The buildings will be managed by Steve Dauby & Sean O'Connor and will be well maintained. The Owners are not requesting approval for signage at this time. Pro -Med Ltd. will request approval for a master sign for the entire complex. This signage will be utilized for both buildings. Hopefully, this introduction will assist in your preliminary review.
