Docket No. 04050039 PP: Glen Oaks Subdivision The applicant seeks to plat a residential subdivision of approximately 51 lots. The petitioner also seeks the following subdivision waiver: Docket No. 04050040 SW SCO 6.5.1 minimum lot frontage The site is located on West Rd, just north of West 131st Street. The site is zoned S- 1/Residence- Estate. Filed by Dave Barnes of Weihe Engineers for Langston Development. The Subdivision Committee forwards the primary plat and subdivision waiver to the full Plan Commission with a 5 -0 favorable recommendation. A condition of the recommendation was for the applicant to provide a written statement with regard to tree preservation. The applicant has provided this to the Department and it is acceptable. The Department recommends that this Primary Plat and Subdivision Waiver requests be approved as amended. Additional Note: Written findings are required for action on the Primary Plat and Subdivision Waiver request. The applicant shall present these to the Commission at the meeting prior to approval. Background: The applicant is proposing a 51 -lot subdivision to be platted under the Residential Open Space Ordinance (ROSO) requirements. Please see the informational packet provided by the applicant to view the layout of the lots and the areas provided as open space. This parcel is one of two that when developed will complete the extension of 136 Street between West Road and Towne Road approximately two miles as the car drives. The other parcel will be in front of the Plan Commission next month. That parcel is at the southwest corner of 136 and Towne Road. PCR- 2004 -0817
