2. Docket No. 04050039 PP: Glen Oaks Subdivision
The applicant seeks to plat a residential subdivision of approximately 51 lots. The
petitioner also seeks the following subdivision waiver:
Docket No. 04050040 SW SCO 6.5.1 minimum lot frontage
The site is located on West Rd, just north of West 131st Street. The site is zoned S-
1/Residence- Estate.
Filed by Dave Barnes of Weihe Engineers for Langston Development.
No comments were received at the public hearing for this request. The Commission requested
additional information and explanation of the tree preservation efforts. The Department requests
that the applicant have their consultant at the Committee meeting to address the questions
regarding tree preservation and building practices within the wooded area.
The Department recommends that the Subdivision Committee forward this item back to
the full Plan Commission after all comments and concerns are addressed.
Background:
The applicant is proposing a 51 -lot subdivision to be platted under the Residential Open Space
Ordinance (ROSO) requirements. Please see the informational packet provided by the applicant
to view the layout of the lots and the areas provided as open space. This parcel is one of two that
when developed will complete the extension of 136 Street between West Road and Towne
Road approximately two miles as the car drives. The other parcel will be in front of the Plan
Commission next month. That parcel is at the southwest corner of 136 and Towne Road.
In addition to the Primary Plat request two subdivision waivers have been requested addressing
the provision of lot frontage and clearing of woodlands. The Department is in favor of these
requests. The developer has provided acceptable agreements regarding tree preservation and
examples of how they have developed wooded lots in the past (see informational booklet).
