HomeMy WebLinkAboutLandscape Plans: FINAL rec'd 07-20-2000 "°r i0''1af Cq (:iA14 :):1 City C.Irmel g., ,$1 '-00N CC,'" DEPARTMENT OF COMMUNITY SERVICES July 10, 2000 Steve Dauby Dauby O'Connor, LLC 698 Promed Lane Cannel, IN 46032 RE: MEADOWLARK OFFICE PARK Phase I Final Landscaping Dear Mr. Dauby: There are still a few items that need to be settled before this office can give final approval for the landscape plan at Meadowlark Office Park Phase I. These items are as follows: 1. While several different landscape plans have been submitted,this office does not yet have one plan with all the currently existing landscaping. The last plan submitted has most of the recently installed landscaping,but it does not include the areas immediately around the buildings or the area east of the south parking lot. Please submit a COMPLETE"as built" or"as planted" landscape plan to this office for inclusion in the Plan Commission file. 2. Within the"landbanked" open space to the southwest of the buildings, there is an area with a drainage problem. Stagnated water stands in this spot for days at a time and will affect the vegetation planted there. A solution needs to be engineered to eliminate the standing water. 3. Probably in part due to the drainage problem, several plants in the area of the "landbank"where not properly planted to the depth needed. Some plants it appears were just"set-in"with mulch piled around the base. After the drainage problem is solved in this area, all plants should be planted with root crowns at grade level. 4. Along the sidewalks south of the southern-most building, several Washington Hawthorn trees have been installed too near the walkways. These plants have rather large thorns on the branches, and present a hazard to people walking along those walks. These trees can reach a mature height and branch spread of 25 feet. When they are mature, they should be trimmed up to 8 feet off the ground to avoid pedestrian contact. The current trees are immature and would ONE CIVIC SQUARE CARMEL,INDIANA 46032 317/571-2417 be malformed by such trimming. They need to be moved back to at least 48 inches from the sidewalk edge so that that branches can not contact pedestrians.
