Penn Circle is a planned two-phased luxury apartment development located at the intersection of Pennsylvania Street and Old Meridian Street. Milhaus completed construction of Phase I, which included 193luxury apartments, last year. Phase II will complete the Penn Circle development by providing 36 luxury apartments within the new south-end building. Please see the site plan at Tab 3. Phase II of Penn Circle represents an investment of approximately $3.6 million. The overall Penn Circle development represents an investment of approximately$23.1 million. Milhaus intends the new building's architecture to be modern, attractive, and provide an aesthetically pleasing addition to the existing development. Please see the elevations and renderings at Tabs 4 and 5. If approved, Milhaus plans to begin construction in the latter half of this year. Thank you for your consideration. We recommend that you consult your siding manufacturer for best practice application when installing XtremeTrim@ with their siding. As all building professionals know, water is the most significant factor in the premature deterioration of buildings, and why proper steps should always be taken to protect the envelope. Leakage paths exist at any opening in the wall surface, whether intended or unintended. Joints between materials and around windows and doors, vents, cracks, and porous surfaces are all potential entry points for water. This is why all roof parapets must be properly sealed with flashing membrane and all windows and door openings flashed in shingle fashion.
