As to Meridian I, the multi center complex sign will be installed on a wall to be constructed of the same material as the building. These signs likewise will be landscaped according to the-plan and :as .r,eq,uired by the ordinance. The comment made by Chuck Kiphart about the 80 square feet being greater than allowed " by the ordinance referenced the overall wall - upon which the Meridian Plaza multi building complex sign would be placed. The actual letter area itself will comprise less than 20 square feet of sign face. The tenant identification signs on the wall will be indi- vidually, internally lit, green, plexiglass letters, mounted on • the wall as indicated on the plans. The Meridian Plaza multi building complex sign will have included in its sign face the roman numeral I to indicated Meridian' I. As to Meridian III the same sign package applies; however, the multi building complex sign will denote the roman numeral III representing Meridian, III. ;.‘ .77-4 December 21, 1987 Page Two With these items of clarification, I trust the sign permits will be issued. Carmel Drive Carmel, IN 46032 Dear Mr. Coots: RE: One and Three Meridian Plaza A.D.L.S. After a re-review of the above mentioned project, our staff has the following comments. 1. Per your letter dated October 6, 1987, all on building tenant signs ,will be removed and are not to be renewed; there will be no tenant I.D. signs. . 2. Sign package requests indicate only six (6) ground signs for this project. 3. Your comment ##2 indicates that there will be building signs. Your comment ail indicates NO building signs. Please clarify. 4. Your answer ##3, if you are considering each building as a separate complex, per Mr. Richardson, you can't use the same name for each project. This is not the letter or intent of the sign ordinance. 5.. Ground sign B (106th St. ) is in an electric line easement. 6. Your answer #6, I am suggesting larger plant material in width, not height. Suggest going from 10-12 inch to 24 and 30 inch with plants. 7. Information submitted on October 6, 1987 on building sign shows one sign white letters, one sign green letters, and proposed ground sign white letters. This is not a unified • sign package. (Your comment 112 says all signs will be same color). Need to clarify. 8. Road right-of-way dimensions not shown on plans for 106th or 103rd. P Page 2 Dave Coots 10/7/87 9. Show width of Meridian Plaza building on plans. 10. The One Meridian Plaza building is 200'-3" long, set-back 5' - size of sign 75' - 7' tall allowed. 11. Still have not amended plans to indicate classification of each sign per Sign Ordinance. Plan Commission members will not understand information presented, and what you are asking for. Carmel Dr. Carmel, IN 46032 Dear Mr. Coots: RE: One and Three Meridian Plaza ADLS Upon staff review of the above referenced project, we find the following items need to be addressed in order to complete the file. o We need information on existing identification signs on buildings. ° All signs, ground and building, have to be same color, design, lighting materials. V° Can only have one "Meridian Plaza" sign on U.S. 31 or Meridian St. Are there any other signs of any type on site, directory, directional, etc. (These applications are for complete sign packages. ) o Signs should not be in drainage or utility easements. ° Landscaping materials should be larger; recommend 24-30 inch. ° Show road right-of-way on 106th St. ° Information on application is not the same as information on plans. ° Vr "Meridian Plaza Sign" too large. Make 75 square feet. Cannot have center identification sign until 7 or more tenants are in each building. o Need to indicate what each sign classification is, per. Carmel ,eeSign Ordinance, on plans. /Application not notarized. Existing identification signs on the buildings will be removed and replaced by the tendered sign package. 2. All signs, ground and building, will be the same color and design with internal lighting. Any variation from that, of course, will require a variance application be filed on behalf of such sign. 3. Each building will have a ground sign on Meridian as indicated per the plat reading "Meridian Plaza" since each site is a separately owned tract. 4 . There are no other signs on site other than those con- templated by this sign package except the directional signs for the Wainwright Bank Teller kiosk previously approved by the Plan Commission. 5. The signs are not located in drainage or utility ease- ments impeding drainage or access. 6. Landscaping materials are identified on the landscape plan. The sign information on sign "A" is approximately one foot above gra=de and 2 feet 6 inches above grade on sign "B". Larger shrubbery in either case would obliterate the sign information material. 7 . The 80 foot road right-of-way (40 per half) for 106th Street is shown at the point where the distance of the sign is measured 5 feet off the road right-of-way. YR October 6, 1987 Page Two 8 . The Meridian Plaza sign under the freeway multi tenant horizontal building chart can be 100 square feet in size and 8 feet tall since the building frontage exceeds 250 feet and the sign is set back less than 200 feet from the street right-of-way. 9. Each building is eligible presently for a center identi- fication sign since there are 7 or more tenants in each building. 10. As indicated on the plans, all of the signs lccate:: the site plan are ground signs and wall signs. 11. The landscaped area around the 80 square foot signs extends 4 feet from the base of the sign completely around the sign for a total landscaped area of 200 square feet. The area around ground signs "B" is 44 square feet. Such areas more than exceed the ordinance requirement for landscaped areas. The completion of this phase requires changing the retention outlet for Meridian II.
