(for Plan Commission Committee Meeting of July 5, 1988)
LAND USE COMMITTEE
1. Docket No. 61-88 D.P./ADLS, Two Meridian Plaza.
Staff recommends approval of project as submitted conditional on
TAC recommendations, Pennsylvania Street installed per Carmel/Clay
thoroughfare standards and dedication of Pennsylvania Street right-
of-way to proper government agency.
2. Docket No. 62-88 D.P./ADLS Ritz Charles Addition.
Staff recommends approval of project as submitted, conditional on
Petitioner agreeing to improving the existing access road along the
east property front yard per Carmel/Clay thoroughfare standards when
the access road is extended to the south of its current location.
3. 421 (Michigan Rd. ) Corridor Overlay Zone.
Staff supports the establishment of this zoning ordinance amendment
as written- by the Plan Commission and Carmel City Council.
4. Variance Zoning Ordinance -
Staff supports the proposed amendments as amended.
INDUSTRIAL/COMMERCIAL COMMITTEE
1. Docket No. 56-88 ADLS (signage) Timber Creek Condo project.
Staff recommends approval of sign package per ordinance requirements;
sign package as submitted does not meet sign ordinance requirements,
therefore Board of Zoning Appeals sign variance is required for any
traffic directional sign that is taller than 3 feet and larger than
3 square feet. Submitted information on site indicates that "Clubhouse
and Office" sign needs a variance for additional sign, height and
size. Address directional sign is not fully dimensional, if larger
than 3 square feet will need variance for size. Street signs and
other traffic signs need to be approved by the Carmel Street Dept.
2. Docket No. 69-88 ADLS (Change in Sign Package) Med Check
Staff recommends approval of wall sign under canopy with existing
signs to be removed and not reinstalled and no existing landscaping
to be removed. Ordinance sign requirement of wall/under canopy sign
is 60 sq. ft. Sign Chart I, page 40, 100 ft. setback, 125' building
width.
3. Docket No. 70-88 ADLS True Value Hardware (Garden Shop Lathe House)
Staff recommends approval of project as submitted, conditional on
additional screening on south facing elevation of lathe house, footings
to be a minimum of 5 ft. from the in parking storm water pipe which
runs under the lathe house, maintenance of storm water pipe by the
property owner, and that this lathe house and approved and existing

enclosed storage area will be used for all future (on this site) permanent,
temporary and seasonal storage, display and sales of any and all products.
4. Docket No. 71-88 ADLS 101 Congressional Drive
5 story office building
Staff has not had a chance to revise latest revisions (submitted to
Dept. of Community Development office at 11:40 July 5, 1988)
Staff has reviewed project concept, landscaping, parking, lighting, drainage
and as long as these have not been changed, they meet ordinance requirements.
Staff will comment on latest revisions at full Plan Commission meeting of
July 19, 1988.
SUBDIVISION COMMITTEE:
1. Staff will be working with developmers and Subdivision Committee
on Cluster housing project; special meeting on July 28, 1988.
2. Woodgate Subdivision Sign
Staff has no problem with sign as presented. Committee and Plan Commission
need to review sign and make a decision on the fact that what is proposed
is a two sided sign.
