HomeMy WebLinkAboutPacket CARMEUCLAY ADVISORY SOR BOARD OF ZONING APPEALS FINDINGS OF FACT-DEVELOPMENT STANDARDS VARIANCE Docket No 14040003 V Petitioner: DENNIS BRACKENRIDGE 1 The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because. in fact many of the neighbors have agreed that it will add value to aesthetically improve the whole structure, as we are going to completely reside the second story, replace all of the gutters and doors, and the new garage addition will match the old brick exactly, so the structure will look original. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because the existing structure will stay the same on the front, back, and east sides. The addition to the home will be extending out only into the side yard on the westerly side of the home,which is on a dead end side street. It was originally intended to be a through street at the time of the development, but it is not and will not be in the future, as it dead ends at our driveway. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because. the current 35 foot setback is up against our existing structure. In order to make any improvement or change to that side of our home, it will inevitably encroach the current setback. DEVELOPMENT STANDARDS VARIANCE Carmel, Indiana Docket No 14040003 V Petitioner DENNIS BRACKENRIDGE The variance that we are requesting for our primary residence located at 1102 Ridge Road, Carmel, IN 46033, is for the purpose of adding on a third garage to the existing structure, and then extending the entire second floor over the current and new garage. We are requesting that we be able to encroach 15' into the current front yard setback of 35', leaving it to be a 20' setback. These changes would occur on the westerly side of the existing structure and all current elevations, drain lines, and utilities would remain exactly the same. STATEMENT OF SUPPORT.DEVELOPMENT STANDARDS VARIANCE Carmel, Indiana Docket No 14040003 V Petitioner DENNIS BRACKENRIDGE In support of the proposed variance,we would like to state the following: • The affected side of the home (west side) would actually encroach into the side yard, not the front yard, but is not technically treated as so because we are on a corner lot. • The home is situated on a dead end street, with the garage entrance in the rear,so the addition to the existing structure will not cause any disturbance to the neighboring homes, nor will it approach any neighboring properties. • We are going to update our existing property with new front and back doors, all new cement board siding on upper floor of home and exterior of existing shed, new gutters, new driveway, and new landscaping, which will greatly increase both the value and appearance of the home. • We are able to match the existing brick of the main floor, which will maintain the original integrity of the structure and make the addition look as if it is an original part of the home.
