If the sign were to be installed 5 feet from the right-of-way it would be about 50 feet from the existing street pavement. This distance would not allow for proper visibility of the sign. Instead, the petitioner is proposing to install the sign about 31 feet into the right-of-way, in the median in their entrance drive. This location would be out of any existing street travel lanes and would also be out of the 15 foot vision clearance, as required by ordinance. The sign would meet the height and size requirements for a residential complex ground sign. Because the sign will be out of the vision clearance at this intersection, the sign should not have a negative impact on surrounding properties or the community. The sign will still need Board of Public Works approval to permit it to be in the right-of-way. The Department is in support of this variance. Petitioner's Findings of Fact: Please refer to the petitioner's information packet for their Findings of Fact. Recommendation: After all comments and concerns have been addressed, the Dept. of Community Services recommends approval of Docket No. 13120003 V. 4
