Docket No. Assignment: (V) The Seasons, Curbing (#14020001 V) Follow Up Flag: Follow up Flag Status: Completed Hi Alexia, I've reviewed the latest construction plan submittal for The Seasons and I wanted to provide an update regarding the curbing. Initially, the vegetated swales that run along the perimeter of the site were proposed as BMPs. To provide a water quality benefit Vegetated Swale BMPs are designed differently than traditional V-notch swales. The latest submittal shows these swales as traditions swales, not BIVIP swales. Although it could be argued that vegetated swales provide more of a water quality benefit than directly discharging to the storm system, they do not qualify as BMPs per the Storm Water Technical Standards Manual. Therefore, the water quality treatment train does not rely on removing curb to facilitate sheet flow to non- BMP vegetated swales. If they can redesign the swales as BMPs, then I would have no issue with the curbing variance.
