The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: The reduced setback will allow for the construction of a new main level garage to the west end of the existing house. It will not impede or interfere any public use on Eden Glen Drive or Hampton Court. The new drive on Hampton Court will have better site lines and improve safety along Eden Glen Drive. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because. The new addition will be more compatible with the original architecture of the house, unlike the existing screened porch in this area that is not original to the home. The new addition will improve the exterior aesthetic of the home and views from adjacent property owners. Value and use of adjacent properties will not be affected by this variance. 3 The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because. The variance will allow for a new main level garage and laundry room that will greatly improve convenience and function inside the home. Safety outside the home will be improved as the new drive on Hampton Court will have better sight lines to pedestrian and vehicular traffic as opposed to current drive on Eden Glen Drive.
