The south s, y'' side of the home, which functions as their front yard, will maintain the minimum 35 foot setback. The west side of this parcel faces Hampton Court,which terminates to the north in a cul-de-sac. Four other homes are located off of the cul-de-sac and the home directly across Hampton Court faces the side of the petitioner's home where the addition is proposed. The addition will add a one car garage and a laundry area to the home and will match the existing architecture. This addition will be replacing an enclosed porch which already encroaches into the 35 foot setback. The proposed setback of 13 feet will meet the setback requirement for a side yard(which is 10 feet)and the addition will actually be about 28 feet from the street pavement because the property line does not go all the way to the street. One concern the Department had is if this addition would affect the neighbor directly across Hampton Court; however there has not been any negative remonstrance received at this time. The petitioner will still need to receive Board of Public Works and Engineering approval for the new dnveway cut onto the street. The Department is in support of this variance.
