The applicant seeks the following development standards variance for a new house:

Old Town area. The lot is only about 5,564 square feet. The petitioner is proposing 59%lot coverage instead of the 45%
which is permitted in Old Town. To offset the increased lot coverage,the petitioner is proposing to install a rain garden in
the front yard which will help to absorb some of the extra runoff.
The Department has not received any remonstrance to the request. The design of the home should fit in with the character
of the homes in Old Town and appears to address this corner well, improving the streetscape. _
The Department is in support of these variances.

Recommendation: After all comments and concerns have been addressed,the Dept. of Community Services
recommends favorable consideration of Docket No. 14030016 V with the condition that a rain garden be installed
per the standards of the Carmel Engineering Department.
