1. An Application for Project Review needs to be completed and the appropriate review fees for a
Secondary Plat and Construction Plan paid, befor'e any approvals will be granted from this office.
Secondarv Plat
2. Before any approvals are granted for the Secondary Plat. an Engineers Estimate broken into the
following categories will need to be submitted, along with a Performance Bond or Letter of Credit in
the amount of 1000/0 of the estimate:
* Stone Base
· HAC Binder
* HAC Surface
* Concrete Curbs
· Street Name and Regulatory Signs
3. The right of way for SheJbome Road should road should match the descriptions of a letter dated July
26, 2001. I have enclosed a copy of the Jetter for your use.
4. Please remove all areas of other sections that are not included on the plat (i.e., do not show any of
Section 2 on the plat for section 1).
5. label the right of way radjus at the north east corner of the intersection of Sweeping Ridg8 Drive and
Sun dance Court
6. Please note on the plat that decorative signs, sprinkler systems, trees, landscaping mounds, light
poles or other such amenities are not permitted in the right of way.
7. Please correct the plat to show that Robin M. Mills is now the County Auditor.
8. A plat for section 2 was not received with this transmittal.
Construction Plans .
9. On sheet C401 r the labels for the type of curb to be used need to be corrected. The curb aJong the
entrance must be Chairback curb (HCHD Standard C-4). The curb around the center island must be
chairback curb with reverse slope (HCHD Standard C-5). .
10. Include a note stating that the RCP under 116'n Street neer the entrance will need to capped and filled
with 1IowabJe fill.
11. The width of the accel/decef lanes and the existing pavements must total 241. The width of the passing
bUster lanes and the existing pavements must total 24'. Why has the passing bUster been removed
from the plans? Has the right of way for the passing bUster on the south side of 11Sth Street been
acquired? If so, please forward the dedication dOcuments to my attention.
12. Push/bores win be required for the 116th Street crossIngs. No road cuts will be permitted.
13. It appears that the SSD WIll be interfered with by the 24" RCP under ShadOWWOOd Court. Blind taps of
the storm sewer will not be permitted. Make any necessary revisions to the plan to accommodate the
situation.

LONG BRANCH ESTATES, SECTIONS 1&11
Dear Mr. Dobosiewicz:
The following narrative describes the water, sanitary sewer, and storm sewer systems for
Long Branch Estates, Sections I & II. The proposed subdivision will consist of 150 lots
on 119.62 acres located at the Northwest corner of 116th Street and Shelborne Road.
There will be approximately 10,854' of new water lines constructed in Sections I & II.
There will be a 16" water main extension along 116th Street from the Larkspur subdivision
west to the proposed entrance of Long Branch Estates. This extension as well as all
other water lines within Long Branch Estates will be owned and maintained by the
Indianapolis Water Company.
All sanitary sewers will be owned and maintained by the Clay Township Regional Waste
District. This includes a 15" sanitary sewer interceptor running along Long Branch. All
other sanitary sewer lines will be 8" pipes.
All storm sewers will become part of the legal drain system and will be owned and
maintained by the Hamilton County Surveyor.
Should you have any questions regarding this project or the information contained herein,
please do not hesitate to contact us.
Sincerely,
PAUL I. CRIPE, INC.
