RE: Long Branch Estates, Sections 1 & 2, Secondary Plats
Dear Mr. Murry:
This letter is in response to your Secondary Plat filing for Long Branch Estates, Sections 1 & 2. The following
issues must be resolved prior to signature of the plat by the director:
1. . Revise common areas to include landscape and or utility corridors (within specified easements). This
will eliminate the potential for future conflicts between landscaping and utilities especially along
Shelbourn and 116tl1 Streets. .
2. The common areas are not identified as utility or drainage easements. This presents a problem for the
detention area at the southwest comer of Section 1.
3. Turn the non-access easement along 116tl1 Street into the subdivision to the fIrst cross-street.
4. Provide a copy of the revised Landscape Plan (if moved due to establishment of additional easements).
If revised, this should also be forwarded to Scott Brewer with our office.
5. Revise Legend and add to each page where appropriate: The monuments and markers should be as
required under Section 8.2 of the seo.
a. Add concrete monuments at all comers that form the boundary of plat, as required under SCO
8.2.1 (2). (The comers of Block B between the sections as an example.)
b. Add markers to comers of common areas, as required under SCO 8.2.4. (Blocks A and B at
entrance as an example.)
6. Provide Primary Plat (12-00 PP), and Secondary Plat (26-01 SP for section 1 and 27-01 SP for Section
2) docket numbers on page one of the plat. Remove note on page 6, section one and section two.
7. Add date of submission (2-5-2001) or latest revision date under name of subdivision.
8. Add source of title instrument number to page one.
9. Add ponds with bottom elevation, nonnal pool, and 100- YR flood elevation for pond( s) to plat.
10. Forward a copy of the final review letters from the following agencies:
a. County Highway (Latest is October 9tl1)
b. Surveyor (Latest is October 16tl1)
c. Soil and Water Conservation District (Latest is October 12tl1)
11. Change note of "Owner / Developer" to "Owner/Subdivider".
12. Have Mylar signed by property owner and surveyor (with R.L.S. seal) prior to signature by director.
13. Add Michael P. Hollibaugh under the signature line as the Director of Community Services.
14. Change name of Hamilton County Auditor to Robin Mills. .
15. Remove signature block for Carmel Board of Works.
16. Remove Typical Address note from legend.
