THE WORK WILL INCLUDE LIMITED DEMOLITION, ROUGH FRAMING, CEILING INSTALLATION, FINISH CARPENTRY, MILLWORK, FLOOR AND WALL FINISHES, INTERIOR DOORS AND HARDWARE, H.VA.C., LIGHTING, POWER SYSTEMS, FIRE PROTECTION, DATA AND TELECOMMUNICATIONS, AND ALL SPECIAL PRODUCTS OR SYSTEMS AS INDICATED ON THE DRAWINGS, OR AS REQUIRED FOR COMPLETED WORK AND FULL OPERATION. M. E. 4 P. WORK IS TO BE CONSTRUCTED ON A DESIGN BUILD PROCESS. 2. CONTRACTORS SHALL VISIT THE PREMISES AND SHALL FAMILIARIZE THEMSELVES WITH EXISTING CONDITIONS AND THE REQUIREMENTS OF THE PROJECT PRIOR TO ORDERING MATERIALS. MATERIAL QUANTITIES SHALL BE BASED ON ACTUAL FIELD CONDITIONS AND MEASUREMENTS. DO NOT RELY ON SCALING PLANS FOR ACCURATE DIMENSIONING. 3. PRIOR TO BEGINNING THE WORK, VERIFY ALL EXISTING CONDITIONS. NOTIFY THE ARCHITECT /DESIGNER OF COMPLIANCE OR OF ANY DISCREPANCIES. 4. ALL WORK IS TO BE COMPLETED IN STRICT ACCORDANCE WITH ALL APPLICABLE CODES, ORDINANCES, RULES, REGULATIONS, AND STANDARDS INCLUDING BUT NOT LIMITED TO THE INDIANA BUILDING CODE, THE INDIANA HANDICAPPED CODE, THE INDIANA PLUMBING, MECHANICAL, AND ELECTRICAL CODES, THE INDIANA FIRE CODE, THE AMERICANS WITH DISABILITIES ACT (ADA), AND APPLICABLE TRADE STANDARDS. ALL APPLICABLE RULES AND REGULATIONS ARE TO BE THE MOST CURRENT ADOPTED EDITION. 5. CONTRACTOR IS RESPONSIBLE FOR OBTAINING ALL STATE AND LOCAL PERMITS REQUIRED FOR THE COMPLETION OF THE PROJECT, Co. CONTRACTORS SHALL TAKE CARE TO PROTECT ADJACENT AREAS FROM DUST, AND DAMAGE DURING CONSTRUCTION, AND SHALL GLEAN -UP AT THE END OF EACH WORKDAY. ALL RUBBISH AND TRASH SHALL BE REMOVED FROM THE PREMISES AND PROPERLY DISPOSED OF EACH DAY. NO RUBBISH SHALL BE LEFT IN THE PREMISES AFTER WORK IS COMPLETED EACH DAY. -1. ALL DRAWINGS HEREIN CREATE AN ENTIRE PACKAGE. ALL TRADES SHALL BE RESPONSIBLE FOR REVIEWING THEIR RESPECTIVE REQUIREMENTS AND COORDINATING THEIR HIDDEN OR EXPOSED WORK WITH OTHER RELATED TRADES. 8. COORDINATE ALL WORK OF THE VARIOUS TRADES AND SUBCONTRACTORS TO ASSURE EFFICIENT AND ORDERLY INSTALLATION. PROVIDE ACCOMMODATION FOR ITEMS INSTALLED AT A LATER DATE. VERIFY THAT CHARACTERISTICS OF ELEMENTS OF INTERRELATED OPERATING EQUIPMENT ARE COMPATIBLE, COORDINATE WORK OF VARIOUS SECTIONS WHICH HAVE INTERDEPENDENT RESPONSIBILITIES FOR INSTALLING, CONNECTING TO, AND PLACING IN SERVICE, SUCH EQUIPMENT. COORDINATE SPAGE REQUIREMENTS AND INSTALLATION OF MECHANICAL AND ELECTRICAL WORK AND FIRE SPRINKLER SYSTEM WHICH ARE INDICATED, DETAILED, OR IMPLIED DIAGRAMMATIC ALLY ON DRAWINGS. 9. UNLESS SPECIFICALLY NOTED, PROVIDE AND PAY FOR LABOR, MATERIALS, AND EQUIPMENT, TOOLS, AND CONSTRUCTION EQUIPMENT AND MAGNINERY, AND OTHER FACILITIES AND SERVIGES NECESSARY FOR PROPER EXECUTION AND COMPLETION OF THE WORK, INCLUDING PERMITS. 10. GENERAL CONTRACTOR SHALL PURCHASE AND MAINTAIN INSURANCE COVERAGE IN ACCORDANCE WITH THE REQUIREMENTS OF THE LANDLORD AND THE TENANT. VERIFY AND COORDINATE ANY ADDITIONAL REQUIREMENTS WITH THE LANDLORD'S REPRESENTATIVE. 11. FURNISH ALL REQUIRED TEMPORARY FACILITIES. ALL TEMPORARY UTILITIES WILL BE PROVIDED BY, AND USED AT THE LANDLORD'S DIRECTION. 12. ALL CONTRACTORS MUST STAY WITHIN WORK AREA AND MAINTAIN ACCESS TO SUCH AREAS CLEAN AND FREE OF CONSTRUCTION MATERIALS AND DEBRIS. FAILURE TO MAINTAIN CLEAN ENVIRONMENT WILL RESULT IN BUILDING MANAGEMENT HAVING SUCH MATERIALS AND DEBRIS REMOVED AND ALL CHARGES FOR MAINTENANCE WILL BE BILLED TO THE GENERAL CONTRACTOR 0 ■ 13. ALLOWABLE TOLERANCES: UNLESS NOTED OR INDICATED, THE FOLLOWING TOLERANCES SHALL APPLY TO ALL WORK. A. ALL VERTICAL SURFACES SHALL BE PLUMB. B. THE MAXIMUM DEVIATION FROM THE TRUE PLANE FOR VERTICAL OR HORIZONTAL SURFACES SHALL NOT BE GREATER THAN 1/8' IN 10' -0' AS MEASURED BY A STRAIGHT EDGE PLACED ANYWHERE ON THE SURFACE. C. ALL HORIZONTAL SURFACES SHALL BE LEVEL. D. WALL AND SOFFIT INTERSECTIONS SHALL BE 90d. E. ALL CORNERS AND EDGES SHALL BE STRAIGHT AND TRUE WITHOUT DENTS, WAVES, OR BULGES OR OTHER BLEMISHES. F. ALL JOINTS SHALL BE TIGHT, STRAIGHT, EVEN AND SMOOTH. G. ALL OPERABLE ITEMS SHALL OPERATE SMOOTHLY WITHOUT STICKING OR BINDING AND WITHOUT EXCESSIVE 'PLAY' OR LOOSENESS. 14. THE TENANT'S SUBCONTRACTORS MAY OCCUPY PORTIONS OF THE PROJECT DURING THE FINAL STAGE OF CONSTRUCTION, COORDINATE AND COOPERATE WITH THE TENANT TO MINIMIZE CONFLICT AND FACILITATE THE TENANT'S OPERATION. 15. ALL DIMENSIONS AND FINISHES SHALL BE VERIFIED AND COORDINATED WITH EXISTING CONDITIONS PRIOR TO CONSTRUCTION, FABRICATION, OR PURCHASING. IN CASE OF CONFLICT BETWEEN THE PROJECT REQUIREMENTS AND /OR EXISTING CONDITIONS, THE ONE HAVING THE MOST STRINGENT REQUIREMENTS SHALL GOVERN, AS APPROVED BY THE ARCHITECT /DESIGNER 16. UNLESS NOTED OTHERWISE, ALL DIMENSIONS ARE TO THE FINISHED FACE OF WALLS. 1 -1. ALL DIMENSIONS REQUIRED ARE SHOWN ON THE DRAWINGS. ANY DIMENSIONS NOT SHOWN OR DEEMED QUESTIONABLE ARE TO BE VERIFIED WITH THE ARCHITECT/DESIGNER. DO NOT $CeALE DIMENSIONS 18. PERFORM ALL WORK IN ACCORDANCE WITH ACCEPTABLE TRADE PRACTICES TO INSURE THE HIGHEST QUALITY FINISHED PRODUCT - EXPRESSED OR IMPLIED. PERFORM ALL WORK BY SKILLED MECHANICS IN ACCORDANCE WITH ESTABLISHED STANDARDS OF WORKMANSHIP IN EACH OF THE VARIOUS TRADES, 19. COORDINATE BLOCKING REQUIREMENTS WITH ADJACENT OR RELATED TRADES, ACCESSORIES, EQUIPMENT AND FIXTURE INSTALLATION REQUIRING BLOCKING, AT NO ADDITIONAL COST TO THE CONTRACT. COORDINATE BLOCKING FOR OWNER'S FURNITURE INSTALLATION. VERIFY FURNITURE BLOCKING REQUIREMENTS WITH OWNER'S FURNITURE DEALER- 20. REPAIR PROPERTY DAMAGE BY THE INSTALLERS TO A LIKE NEW CONDITION OR REPLACE DAMAGED SURFACES AND MATERIALS OF THE PREVIOUSLY INSTALLED WORK BY OTHER TRADES, INSTALLERS AND SUBCONTRACTORS. 21. WHERE REQUESTED BY THE TENANT TO CERTIFY CONFORMANCE TO TRADE STANDARDS OR THE PROJECT REQUIREMENTS, THE CONTRACTOR SHALL ENLIST A TESTING LABORATORY AT THE TENANT'S COST. IF THE REQUESTED TEST SHOWS NON - CONFORMANCE TO GENERALLY ACCEPTED TRADE STANDARDS OR THE PROJECT REQUIREMENTS, THE CONTRACTOR SHALL CORRECT THE DEFICIENCY AT NO ADDITIONAL COSTS TO THE TENANT AND REIMBURSE ALL COSTS OF THE TESTING TO THE TENANT, UNLESS THE CONTRACTOR HAS USED PRODUCTS INCORRECTLY LABELED BY THE MANUFACTURER OR HAS MADE PREVIOUSLY APPROVED CHANGES. 22. PROVIDE SECURITY OF THE WORK, INCLUDING TOOLS AND UNINSTALLED MATERIALS, PROTECT THE WORK, STORED PRODUCTS, CONSTRUCTION EQUIPMENT AND TENANT'S PROPERTY FROM THEFT AND VANDALISM AND THE PREMISES FROM ENTRY BY UNAUTHORIZED PERSONNEL UNTIL FINAL ACCEPTANCE BY TENANT, 23. MAINTAIN AN ACTIVE FIRE EXTINGUISHER AT THE PROJECT. 24. DO NOT USE MATERIAL OR EQUIPMENT FOR ANY PURPOSE OTHER THAN FOR WHICH IT IS SPECIFICALLY DESIGNED OR SPECIFIED. ALL MATERIALS AND EQUIPMENT THAT ARE SIMILAR SHALL BE THE SAME TYPE, MODEL, AND STYLE FOR THE SAME USE THROUGHOUT THE PROJECT OR THEY SHALL BE REJECTED. 25. WHEN THE PROJECT REQUIREMENTS REQUIRE THAT THE INSTALLATION OF WORK SHALL COMPLY WITH MANUFACTURER'S INSTRUCTIONS, PERFORM THE WORK IN STRICT ACCORDANCE WITH THE MOST CURRENT WRITTEN MANUFACTURER'S INSTRUCTIONS. 26. ALL PRODUCTS AND EQUIPMENT SHALL BE DELIVERED IN UNDAMAGED CONDITION AND STORED IN ACCORDANCE WITH MANUFACTURER'S INSTRUCTIONS TO AVOID DISRUPTION OF THE WORK OR DAMAGE TO THE ITEMS. REPLACE DAMAGED OR UNFIT MATERIALS, AT NO COST TO THE TENANT. 2-1. NOTIFY THE ARCHITECT/DESIGNER WHEN WORK IS SUBSTANTIALLY COMPLETE AND READY FOR INSPECTION. UPON INSPECTION, PROVIDE WRITTEN OPERATION AND MAINTENANCE INSTRUCTIONS AND GUARANTEES FOR ALL EQUIPMENT AND MATERIALS INSTALLED. PROVIDE WRITTEN GUARANTEES FOR A PERIOD OF ONE (1) YEAR FROM THE DATE OF FINAL ACCEPTANCE OF THE WORK 0 ■ 28. PROVIDE FINAL GLEAN -UP AND DAMAGE REPAIR AT THE PROJECT CONCLUSION. LEAVE THE PREMISES NEAT, CLEAN AND CLEAR OF TOOLS, EQUIPMENT AND SURPLUS MATERIALS, UNLESS REQUESTED BY THE TENANT. GLEAN -UP SHALL INCLUDE, BUT NOT BE LIMITED TO: A. POWER VACUUMING THE ENTIRE SPACE. B. HAND DUSTING AND CLEANING OF ALL SHELVING, CABINETRY, CASEWORK, GLASS AND MIRRORS BOTH INSTALLED UNDER THIS CONTRACT OR EXISTING WALLS, CEILINGS, FIXTURES, ETC. AFFECTED BY WORK OF THIS CONTRACT. G. REPAIR OR REPLACEMENT OF PROPERTY DAMAGED DURING FINAL COMPLETION OF THE PROJECT. 29. ALL GUTTING OF EXISTING SURFACES IS TO BE PATCHED TO MATCH EXISTING SURFACES, USING EQUAL QUALITY MATERIALS AND WORKMANSHIP AS ACCEPTED BY THE ARCHITECT /DESIGNER 30. SHOP DRAWINGS ARE TO BE PREPARED AND SUBMITTED OF THE CONTRACT FOR REVIEW TO THE ARCHITECT/DESIGNER FOR THE FOLLOWING ITEMS: A. CARPET DYE -LOT CUTTINGS AND SEAMING DIAGRAMS B. DOORS, FRAMES, AND HARDWARE C. CEILING SYSTEMS D. PAINT C6' x (o' ON ACTUAL SURFACE) E. WALLCOVERING (9' x 9' CUTTING FROM ACTUAL DYE -LOT RUN TO BE USED ON JOB) F. LIGHT FIXTURE CATALOG CUTS G. ANY SPECIALTY DEVICES 31. SUBSTITUTIONS FOR NAMED PRODUCTS WILL BE CONSIDERED ONLY AT THE DISCRETION OF THE ARCHITECT /DESIGNER AND CAN ONLY BE ACCEPTED BY THE ARCHITECT /DESIGNER 32. CONTRACTOR IS TO SIGN EACH SHOP DRAWING SUBMITTAL CERTIFYING THAT THE SUBMITTAL HAS BEEN REVIEWED, APPROVED, AND THAT CONTRACTOR COORDINATION HAS BEEN PERFORMED. 33. DURING THE ENTIRE PERIOD OF DEMOLITION AND CONSTRUCTION, ALL EXISTING EXITS, EXIT LIGHTING, FIRE PROTECTIVE DEVICES, AND ALARMS SHALL BE CONTINUOUSLY MAINTAINED IN WORKING ORDER 34. FINISHED DOOR OPENINGS IN ALL NEW PARTITIONS SHALL BE SET TO ALLOW FULL TRIM EXPOSURE. MATCH EXISTING SIMILAR CONDITIONS, UNLESS NOTED OTHERWISE. 35. ALL FIRE EXTINGUISHER CABINET LOCATIONS ARE TO BE COORDINATED WITH THE ARCHITECT /DESIGNER AND LOCAL FIRE OFFICIALS PRIOR TO INSTALLATION. DIVISION 6: WOOD AND PLASTICS I. USE CONSTRUCTION GRADE FIRE TREATED LUMBER OF ANY SPECIES OF MAXIMUM 18% MOISTURE CONTENT AND COMPLYING WITH AWPA C20 OR C2-1 FOR ALL CONCEALED ROUGH FRAMING AND BLOCKING. 2. DIVISION 8: DOORS AND WINDOWS 1. PROVIDE FRAMES FOR ALL NEW DOORS. TO MATCH EXISTING IN COLOR, MATERIAL AND MANUFACTURER- 2. PROVIDE PRE - MACHINED 5 -PLY PC -5 PARTICLE BOARD SOLID -CORE DOORS COMPLYING WITH NWWDA I.S.I. 'INDUSTRY STANDARD FOR WOOD DOORS' AND A.W.I. SECTION 1300. FACE VENEER TO BE PAINT GRADE. SEE SHEETS A200 AND ,4201 FOR FINISH REQUIREMENTS. 3. PROVIDE AND INSTALL DOOR HARDWARE TO MATCH EXISTING BUILDING STANDARDS. 4. PROVIDE STANDARD GLASS MEETING ASTM C1036 REQUIREMENTS AND HEAT TREATED GLASS MEETING ASTM C1045 REQUIREMENTS. DIVISION 9: FINISHES I. INSTALL GYPSUM BOARD WALL FRAMING COMPLYING WITH ASTM C645. 2. USE 5/8' THICK TYPE 'X' TAPERED EDGE GYPSUM BOARD WITH GALVANIZED STEEL TRIM ACCESSORIES AND JOINT COMPOUND COMPLYING WITH ASTM C4_15. FINISH IN ACCORDANCE WITH ASTM C840 TO THE HIGHEST QUALITY STANDARDS. 3. PREPARE ALL EXISTING WALLS AND FLOORS TO RECEIVE NEW FINISHES AS REQUIRED BY THE MANUFACTURERS OF THE NEW FINISHES. m ■ 4. PROCEEDING WITH THE INSTALLATION OF FINISHES WILL BE CONSTRUED THAT THE INSTALLER AND /OR FINISHER HAS INSPECTED AND ACCEPTED THE SUBSTRATE TO RECEIVE THE WORK. NO CHANGE ORDER WILL BE ISSUED TO RECTIFY CONCEALED, UNKNOWN CONDITIONS OR UNSATISFACTORY SUBSTRATE ONCE FINISH WORK HAS PROCEEDED. 5. USE MANUFACTURER'S RECOMMENDED INSTALLATION METHODS AND MATERIALS FOR ALL FINISHES. 6. CONTRACTOR TO IMMEDIATELY NOTIFY THE ARCHITECT /DESIGNER IF A SPECIFIED FINISH ITEM BECOMES UNAVAILABLE. SEE NOTE 010 BELOW. i. CONTRACTOR IS TO SUBMIT CUTS OF ALL FINISHES INCLUDING THOSE LISTED AS 'MATCH EXISTING' TO ARCHITECT /DESIGNER FOR APPROVAL PRIOR TO ORDERING. 8. CONTRACTOR TO SUBMIT SHOP DRAWINGS SHOWING TRANSITION LOCATIONS FOR DESIGNER'S APPROVAL. 9. PAINT ALL GRILLES, FIRE EXTINGUISHER CABINETS, ETC. TO MATCH SURFACE ON WHICH THEY OCCUR- 10. CONTRACTOR IS TO SHOW PROOF OF ORDER OF FINISH MATERIALS WITHIN 30 DAYS OF AWARD OF CONTRACT. DESIGN FEES WILL ACCRUE FOR TIME SPENT TO RESELECT ANY MATERIALS WHICH BECOME UNAVAILABLE DUE TO DELAYS IN ORDERING.
