LANDSCAPE NOTES PERIMETERBUFFERYAM � SUM 11M RD REQUIREMENTS STREET TREE PLANTING SPECIFICATIONS
A. PLANTING SHALL OCCUR ACCORDING TO THE AMERICAN STANDARD FOR
NURSERY STOCK (ANSI Z60.1) AND FOLLOWING THE STANDARDS INCLUDING
PLANTING DETAILS, PROVIDED BY THE CITYS URBAN FORESTER. LANDSCAPING
MATERIALS SHALL BE APPROPRIATE TO LOCPl GROWING AND CLIMATIC
CONDITIONS.
B. ALL PLANTS SHALL MEET THE FOLLOWING SPECIFICATIONS:
B.1. SHADE TREES SHALL BE A MINIMUM OF TWO AND ONE HALF INCHES (2Y2")
IN CALIPER AT TIME OF PLANTING.
B.2. ORNAMENTAL TREES SHALL BE A MINIMUM OF ONE AND ONE HALF INCHES
(11�") IN CALIPER AT TIME OFPLANTING.
B.3. EVERGREEN TREES SHALL BE A MINIMUM OF SIX FEET (6') IN HEIGHT AT
TIME OF PLANTING.
B.4. SHRUBS SHALL HAVE A MINIMUM HEIGHT OF EIGHTEEN INCHES (18 ") AT
TIME OF PLANTING.
B.5. EVERGREEN TREES MAY BE SUBSTITUTED IN LIEU OF SHRUBS REQUIRED BY
P,U.D. ORDINANCE ON A 1:3 BASIS (ONE EVERGREEN EQUALS THREE
SHRUBS).
C. EXISTING VEGETATION MAY BE USED TO ACHIEVE REQUIRED LANDSCAPING IF (i)
IT IS OF SUITABLE QUALITY, SIZE AND STATE OF HEALTH TO ACHIEVE TO ACHIEVE
REQUIRED LANDSCAPING, AND (ii) THE METHOD OF PRESERVATION UTILIZES
BEST MANAGEMENT PRACTICES FOR TREE PROTECTION DURING
CONSTRUCTION, ANY PRESERVATION OF EXISTING VEGETATION SHALL
CONSTITUTE AN IN -KIND CREDIT AGAINST THE LANDSCAPE REQUIREMENTS OF
THIS P.U.D. ORDINANCE.
D. ALL LANDSCAPING APPROVED AS PART OF THE SECONDARY PLAT SHALL BE
INSTALLED, WEATHER PERMITTING, PRIOR TO ISSUANCE OF A CERTIFICATE OF
OCCUPANCY FOR THE FIRST DWELLING CONSTRUCTED ON THE PORTION OF
REAL ESTATE THAT IS THE SUBJECT OF THE SECONDARY PLAT, IF IT IS NOT
POSSIBLE TO INSTALL APPROVED LANDSCAPING BECAUSE OF WEATHER
CONDITIONS, A TEMPORARY CERTIFICATE OF OCCUPANCY, WHICH SHALL BE
CONDITIONED UPON A SPECIFIED TIME TO COMPLETE THE INSTALLATION OF ALL
UNINSTALLED LANDSCAPE MATERIAL, MAY BE REQUESTED.
E. ALL LANDSCAPING APPROVED AS PART OF A SECODNARY PLAT SHALL NOT BE
SUBSTANTIALLY ALTERED, ELIMINATED, OR SACRIFICED WITHOUT FIRST
OBTAINING FURTHER PLAN COMMISSION APPROVAL HOWEVER, MINOR
ALTERATIONS IN LANDSCAPING MAY BE APPROVED BY THE DIRECTOR OR HIS OR
HER DESIGNEE IN ORDER TO CONFORM TO SPECIFIC SITE CONDITIONS.
F. ALL LANDSCAPING SHALL BE PROPERLY MAINTAINED, WHICH SHALL INCLUDE
THE REPLACEMENT OF DEAD PLANTINGS WITH IDENTICAL VARIETIES OR
SUITABLE SUBSTITUTE, MULCHING OF PLANTING AREAS, AND KEEPING THE
LANDSCAPED AREAS FREE OF REFUSE, DEBRIS, RANK VEGETATION, AND WEEDS.

ECONOMIC, AESTHETIC, AND ECOLOGICAL BENEFIT TO THE CITY OF CARMEL AND ITS RESIDENTS.
(a) STREET TREES THAT ARE TO BE PLANTED IN A PUBLIC PARKWAY MUST FIRST BE APPROVEDBYTHE
CITY'S ARBORIST. APPROVED PLANTINGS MUST BE MAINTAINED ONE (1) YE ARAFTERTHE TREES ARE
PLANTED AND ANY TREES WHICH FAIL TO SURVIVE OR DO NOT EXHIBIT NORMAL GROWTH

GUARANTEE PERIOD SHALL BEGIN AFTER THE APPROVAL OF THE CITY AND FINAL INSPECTION SHALL BE
MADE AT THE END OF THE GUARANTEE PERIOD.
(b) ABSENT SPECIFIC APPROVAL FROM THE CITY'S ARBORIST, NO STREETTREE MAYBE PIANTEDSOTHAT
ITS CENTER IS CLOSER THAN 2 FEET FROM A SIDEWALK ORWALKWAY. NOSTREETTREE MAYBE
PLANTED SO THAT ITS CENTER IS CLOSER THAN 2 FEET FROMACURB. NEW STREET TREE PLANTINGS
WILL BE LINED UP WITH NEIGHBORING TREES PROVIDEDTHATTHE NEIGHBORHOOD TREES MEET THE
ABOVE MENTIONED DISTANCES.
(c) AT THE INSPECTION OF ROADWAYS OR VEHICULAR ACCESS POINTS, NO PLANT MATERIAL WITH
MATURE HEIGHT OF GREATER THAN 30 INCHES SHALLBE PLANTEDWITHIN THE SIGHTTRIANGLE
MEASURING 30 FEET ALONG THE BOUNDARY OF EACH OF THE INTERSECTING ROADWAYS, MEASURED
FROM THE POINT OF INTERSECTING CURB LINES, EXCEPT WHERE ENGINEERING STANDARDS INDICATE
OTHERWISE.
(d) ABSENT SPECIFIC APPROVAL FROM THE CITY'S ARBORIST, NOSTREETTREE PLANTING IS PERMITTED
WHERE THE DISTANCE BETWEEN THE CURB AND DETACHEDSIDEWALK ISLESSTHAN 5FEET. IN
ADDITION, A PLANTING AREA DEFINED BY TOW CURBS, CURB AND FENCE, OR SIDEWALK AND FENCE
MUST BE 5 FEET WIDE IF STREET TREESARETOBE PLANTED.
(e) LARGER MATURING TREES SHOULD BE PLACED 35 FEET APART AND SMALLER MATURING TREES 20
FEET APART. THE CITY'S ARBORIST MAY REQUIRE WIDER SPACING IF IT IS NECESSARY FOR
DEVELOPMENT OF THE TREE FOR SAFE USE OF THE STREET OR SIDEWALK. WHEN SPACE IS LIMITED OR
TO ACHIEVE CERTAIN DESIGN EFFECTS, CLOSER SPACINGMAY BE CONSIDERED.
(� NO STREET TREE SHALL BE PLANTED IN A TREE WELL UNLESS FIRST APPROVED BY THE CITY'SARBORIST
AND THEN MUST BE A MINIMUM OF 25 SQUARE FEET (5 FEET BY 5 FEET) FOR SMALL TREESAND 49
SQUARE FEET (7 FEET BY 7 FEET) FOR LARGE TREES.
(3} NO STREET TREE SHALL BE PLANTED CLOSER THAN 10 FEET FROM ANY PRIVATE DRIVEWAY OR ALLEY.
(h) NO STREET TREE OTHER THAN LOW GROWING SPECIES THAT DO NOT ATTAIN A MATURE HEIGHT
GREATER THAN 20 FEET SHALL BE PLANTED UNDER OR WITHIN 20 FEET OF ANY OVERHEAD POWER
LINES.
(i) NO STREET TREE SHALL BE PLANTED SO THAT ITS CENTERISWITHIN 10FEETOFAFIRE HYDRANT,
WATER VALVE OR MANHOLE.
0) ALL PLANTINGS SHALL ADHERE TO THE CITY OF CARMELTREE ANDSHRUB INSTALLATION
