'` `,.=.7.:111-.-'m- each street. The petitioner would like to

the existing lot size, it will be difficult to design a home to fit on the lot with two 30 foot front yard setbacks and with a
maximum 35% lot coverage. The petitioner is instead proposing a 12 foot setback from the southern property line,which
will function as a side yard, and a 49 foot setback from the east property line which will function as the front of the home.
The petitioner is also proposing a maximum lot coverage of 37%.
To the west of this parcel is a liquor store on Rangeline Road and to the south are 2 homes; one home fronts on 5th Street
SE while the other has the front facing 1St Ave SE. This property would also have the front facing 1st Ave SE which will
fit in with the other homes on this block. The proposed setback of 12 feet will still meet the setback requirement for a side
yard(which is 5 feet) and the home will actually be even further from the street pavement because the property line does
not go all the way to the street and there is a sidewalk along the street. The proposed design of the home will complement
the character of the area; however the Department would recommend that the south façade be broken up a bit with some
more windows or other architectural features. Perhaps there needs to be a break m material between the house and the
garage. There has not been any negative remonstrance received at this time. The Department is in support of these
variances.
