Height of Replacement Ground Signs FINDINGS OF FACT - DEVELOPMENT STANDARDS VARIANCE 1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: the new ground signs will enhance identification of the retail center to vehicular traffic travelling on 126`" and Pennsylvania Streets. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: the proposed ground signs are replacing existing signs. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: the upgrade of U.S.31 to freeway standards will severely alter and affect access to the retail center by eliminating direct access from U.S. 31. Without the increased height,the ground signs will not effectively identify the retail center and the major tenants, address the access issue or advance the design objectives of the U.S. 31 Overlay Zone.
