While this sign is not adjacent to a street, it will be visible from the street entering this development and will help with way finding and identification of the building. The second variance is to allow an additional sign to face east. This sign would be for the service bay and would only be about 12.37 square feet. This size is small enough that this sign should not detract from the building, but will help people to find their way to the service bay. This site is surrounded by similar auto dealership uses which have similar signage needs. These variances should therefore not have a negative effect on the surrounding properties. Sign Permit review and approval will still be needed for these signs. The Department is in support of these variances. Petitioner's Findings of Fact: Docket 14050005 V 1. The approval of this variance will not be injurious to the public health,safety,morals, and general welfare of the community because. the size and appearance of the wall sign is consistent with development in the vicinity and is proportional to the site and building. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: the size and appearance of the wall sign is consistent with development in the vicinity and is proportional to the site and building. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: absent utilizing the wall sign for this site, the Applicant will be unable to properly and adequately identify to the general public traveling on the adjacent roadway the location of the Applicant's facility. The wall sign will assist in providing proper identification to facility which shall assist in efficient and safe way finding to the site. 2 Petitioner's Findings of Fact: Docket 14050006 V 4. The approval of this variance will not be injurious to the public health,safety,morals,and general welfare of the community because: the size and appearance of the additional service bay sign is consistent with development in the vicinity and is proportional to the site and primary building. 5. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: the size and appearance of the additional service bay sign is consistent with development in the vicinity and is proportional to the site and building. 6. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: absent utilizing the additional service bay sign, the Applicant will be unable to properly identify the location of the service bay on the east elevation of the building, thereby reducing its ability to facilitate efficient ordering and thereby affecting safe and efficient on site traffic circulation. Recommendation: After all comments and concerns have been addressed,the Dept. of Community Services recommends approval of Docket Nos. 14050005-06 V. 3
