kitchen, and rear entry as follows CUSTOM ����f��C disign-plan-Foi1A� SITE PREPARP;TION • Owner is responsible to have all personal belongings removed from the areas of construction prior to the start of work • Owner understands that during construction of home there will be more dust and particuiates ventilating through home and Custom Living can at an additional charge have ductwork cleaned prior to completion of project • All materials provided by homeowner need to be on-site prior to the start of construction to ensure there are no dela s in construction R'OUGM CARPE'NTRY • Plastic off dining room, living room, and sunroom • Cover hardwoods with cardboard • Demo all cabinets and countertops • Remove the drywall on the walls and ceiling of the kitchen • Move all appliances to garage • Remove wall and closets of non load bearing walls between kitchen and family room o Owners understand that if the walls are bearing there will be an additional cost for engineering and carpentry labor/material o Electrician will disconnect electric • Remove the non load bearing walls to the rear entry o Non bearing header for doorway will be a flush beam • All other doorways will stay the same • Hardwood in the kitchen will stay • Remove shoe molding and flooring in rear entry and '/� bathroom MASONRY • There is no mason work in this sco e of work PL3l1MBING • Disconnect and cap the existing plumbing lines for the kitchen sink and refrigerator prior to demolition • Area below kitchen is unfinished • Instail (1) kitchen sink, (1) faucet, (1) garbage disposal, (1) dishwasher line o Customer will provide all fixtures o Dishwasher, sink and refrigerator will stay in the same location • Install in wall valve shutoff for refrigerator • Remove and re-install toilet in '/ bathroom for hardwood install ELECTRlC • Disconnect all electric during demolition for new opening • Relocate switches to family room for walls being removed • Install (2) in cabinet LED puck lights and (2) under cabinet puck iights for butiers pantry cabinet o Puck lights will be on a switch and will be dimmabte • Install (3) can lights as shown on prints in family room • Install (3) pendant lights as shown on prints o Switch for sink will be separate from island pendants • Install 2 outlets on the island cooktop island • Install dedicated line for double oven on new wall 2 ]nitials CUSTOM ���Of��� d Install hardwired electrical in house to code HVAC • Install downdraft vent through the unfinished basement to the backyard for the cooktop • Move vent to the upstairs in the wall being removed • Relocate cool air retum in closet being removed between the kitchen and family room � R ALL • Drywall patch all areas from demolition, beam installation, cabinetry removal and installation, and electrical relocations • Drywall ceilings necessary from demolition and match texture • Subfloor will be scraped and swept daily • Include a d wail atch followin cabinet, and counterto installation RIM C` RPEMTRY • Install all cabinets, toe kick moldings, pantry shelving, and crown moldings as shown on cabinetry plans • Install new shoe molding in the kitchen, entry, and dining room • Install new baseboard to match in the kitchen FLOOR4NG • Install hardwoods to match the kitchen from the existing point off the entry to the sunroom wall roughly • Install hardwoods with a header in the rear hallway • Refinish all hardwoods following installation o Kitchen, nook in sunroom, rear • Homeowner's understand that he hardwood floors wili need to be brought into the home for approximately 48 hours prior to the installation of the wood and we will need a designated location to set the materials outside of the construction areas • Homeowner's understand that during flooring refinish they will not be able to sleep in the house for roughly 5 days O tional ricin to remove tile and install travertine in the ent wa COUNTERTOPS • Install granite countertops on all kitchen cabinets • Allowance is for a level 1 granite with a standard edge profile with a 4" backsplash • Owners understand that there will be a delay of up to two weeks from the granite template to installation o During that delay there may not be work being done in the home o Final paint and drywall touchups wili take place following countertop installation to avoid extra costs in tri char es for d all re area to remove any debris from construction prior to painting • Prime and paint ceilings in the kitchen and family room • Prime all wails in the kitchen and family room with a tinted primer prior to drywall touchups • Paint one coat of semi-gloss paint on all the new trim in the kitchen and family room • Provide final drywall and paint touchup following cabinet and countertop installation • Paint will be included in estimate ASTE MANAGEMEfVT & GLEANUP • Scavenger service is included to remove Custom Living's debris for its work under this contract. Any additional scavenger pick-up by ciient for non-related debris will be charged to Homeowner. Custom Living is to remove all related debris from 'ob site upon com letion PERMIT FEES • Custom Living assumes the responsibility to submit and receive appropriate permits for ro'ect. G'ENERAL CONDITIONS • These specifications are supplementary to our architectural plans, with the approval of those pians taking precedence • Final selections, plans, and walkthrough will confirm estimated pricing prior the start of construction � The Buyer represents and warrants that they are the owner of the premises to be improved and have the right to improve the same • All change orders will need to be in writing and paid for in full to avoid delays in construction.
