I, the undersigned, a registered Land Surveyor in the State of Indiana, hereby certify that the within plat represents a survey and subdivision of Part of the
Southeast Quarter of Section 7, Township 17 North, Range 4 East In Clay Township, Hamilton County, Indiana, described as follows:
Commencing at the Northeast corner of the Southeast Quarter of Section 7, Township 17 North, Range 4 East; thence South 00 degrees 22 minutes 00 seconds West
(assumed bearing) on the East line of said Southeast Quarter 1255.00 feet to the Southeast corner of LAKEWOOD GARDENS ADDITION, SECOND SECTION, ADMENDED, a
subdivision in Hamilton County, Indiana, the plat of which is recorded in Plat Book 2, page 206 in the Office of the Recorder of Hamilton County, Indiana, said
corner being the place of beginning of the within described subdivision; thence South 69 degrees 58 minutes 00 seconds West on the South line of East 98th
Street es established by said plat of LAKEWOOD GARDENS ADDITION, a distance of 489.19 feet; thence North 79 degrees 23 minutes 30 seconds West on the South
line of said East 98th Street 406.13 feet to a point on the Southerly line of real estate conveyed to the State Highway Department of Indiana for Permanent
Right -of -Way for the improlement of 98th Street and Keystone Avenue,(I.S.H.C. S- PROJECT No. 165 Section 13,) per a RIGHT OF WAY GRANT recorded as Instrument
5260, In tlted Record 167, pages 562 through 564 in the Office of the Recorder of Hamilton County, Indiana, said point being 350.00 feet Easterly of the
centerline of said Keystone Avenue; thence South 80 degrees 02 minutes 30 seconds West on said Southerly right -of -way line 203.03 feet to a point on the
Easterly Limited Access Right -of Way Line of said Keystone Avenue which is 150.00 feet Easterly of said centerline; thence South 41 degrees 16 minutes 00
seconds West on said Limited Access Right -of -Way Line 96.34 feet to a point which is 87.00 feet East of and measured perpendicular with said centerline; thence
South 00 degrees 13 minutes 00 seconds West on said Limited Access Right -of -Way Line 538.19 feet to the Northerly line of real estate described in a Deed
recorded in Deed Record 248, page 301 in the Office of the Recorder of Hamilton County, Indiana; thence South 89 degrees 37 minutes 30 seconds East on said
Northerly line 1150.25 feet to the East line of said Southeast Quarter; thence North 00 degrees 22 minutes 00 seconds East on said East line 578.77 feet to the
place of beginning, containing 15.80 acres, more or 1033.

Street as previsously Dedicated to the City of Carmel. Indiana, per DEDICATION OF RIGHT OF WAY, dated September 1, 1987 and ACCEPTANCE OF DEDICATION, dated
September 16, 1987 all recorded September 28, 1987 as Instrument 87/43509 in the Office of the Recorder of Hamilton County, Indiana. The size of the Lots and
the width of the PRIVATE STREET RIGHT -DF -WAY is shown in figures denoting feet and decimal parts thereof.
