The applicant seeks the following development standards variances for a new garage:

The site is located at 741 1st Avenue NW. It is zoned R-2/Residential within the Old Town Overlay Character Sub-

i• The ordinance limits the size of detached garages
,.•.� to 720 square feet to help protect the character of
t - residential areas; however that size limitation
causes a hardship for this petitioner as they would

> t • variance. However,there is an existing 30-ft wide

- - ` t j'.-. • built over the drain. Previously,there was a
.' • I garage of similar size on this property in a similar
- 4/4. location, but the petitioner has demolished it to
construct a new home and garage.
The petitioner is proposing an 820 sq.ft. garage. The garage will be placed to the rear of the property behind a new
proposed home so it will not be visible from the street. The garage will also be setback 17 feet from the side property line
to the north, 18.5 feet from the rear property line to the east, and 23.9 feet from the side property line to the south. These
large setbacks should help mitigate any impacts from the increased size of the garage. There has been no formal
remonstrance submitted to the Department. The Department is in support of this variance.
