I have the following comments in response: Comment 3. Thanks so much. Please contact Jeremy Kashman to discuss the specifics of the fee for the alley pavement. Comment 5. BPW approval is required. (See response to Comment 12 b below) Comment 7. If the curbing will remain in place during use as a construction entrance, please work with Fred Glaser on an acceptable means of curb protection during use. Depending on the condition of the curb at the end of construction, the City may require the curb to be removed and replaced. Comment 8. A r/w permit will be required based on what is presented in the plan. Comment 12b. Please submit a letter requesting approval to close the sidewalk and to install a new sidewalk. Site Plan Thank you for adding the various notes to this plan sheet regarding the sump pump connection, the sidewalk construction, the splash pads and the driveway standards. 1 Erosion and Sediment Control Plan Comment 3. Please add to end of the note “…with approval from the Department of Engineering.” General Comments When the construction entrance is removed, removal shall conform to Carmel City Code Section 6-227(h)(3) and 6- 227(h)(10). I have reviewed the plot plan for the proposed structure and other improvements to the lot. Please find the following comments to which a written (or email) response is required prior to Engineering supporting the release of the building permit. 1.The lot is less than 0.25-acres and does not need to provide detention or post construction storm water quality measures. nd 2.Please confirm that the proposed FFE is 15-inches above 2 Avenue NE. 3.The City is planning to pave the alley very soon. We will need to discuss ASAP the payment of any fees associated with the construction of this alley. 4.Drainage from the south needs to be maintained across the property. The proposed plot plan does not appear to address this drainage as the proposed building appears to block the drainage along the front of the existing house without the provision for a swale on the property south of the new structure. Depending on the grade of the new driveway, the drainage west of the existing structure appears to be blocked. 5.Please confirm if new sidewalk is being constructed with this project. 6.Please confirm if any new storm piping is being constructed/installed with this project. 7.Please provide a construction phase erosion and sediment control plan with the construction entrance shown. 8.Please check with Fred Glaser as to the need for a right-of-way permit and bond for construction access from the City right-of-way. 9.Will there be a concrete washout or will it be washed into a dumpster? 10.The portion of the driveway within the alley right-of-way shall conform to City standards in all respects. 11.Please confirm that all existing and proposed easements are indicated on the plot plan. 12.Please confirm the need for any of the following, which require approval by the Board of Public Works and Safety: a.Any road or lane closures or restrictions b.Any sidewalk closures c.Any open pavement cuts for utility services or other needs. d.Irrigation or other site improvements within an easement or right-of-way. 13.So that we can identify conformance to the Property Maintenance Code, please indicate the following on the plot plan, as applicable: a.Sump pump pipe discharge points b.Pool or hot tub filter pipe discharge points c.Roof drain piping discharge points.
