Docket No. 163-00 PP Amend; Orin Jessup Land Co.'s 1St Addition to the Town of Home Place, Lot 175 The petitioner seeks approval to replat a 2-lot subdivision on 0 47± acre. The site is located southwest of East 108th Street and McPherson Street. The site is zoned R- 3/residence The petitioner also seeks approval of the following Subdivision Waivers: 163-OOa SW SCO 8.8 curbs and gutters 163-00b SW SCO 8.9.1 sidewalks Filed by Jim Vires of Benchmark Surveying for James A. Shelley. General Comments: The Department maintains its recommendation made at the time of the April 17 Plan Commission Meeting. The following is a copy of that report with attachments The Department has no outstanding issues with this petition. The Department recommends approval conditioned upon the recording of a commitment to install curb and gutter and sidewalks at the time these improvements are extended to the property. The Department has prepared a draft of this document (see attached) It is similar to previous commitments of this type approved by the Plan Commission in the past. In consideration of the commitments suggested above the Department recommends that the committee recommend approval of the Subdivision Waiver requests to the full Plan Commission. During the public hearing, neighbors raised concerns regarding traffic, parking in the street, and the number of proposed residences The applicant may desire to address these concerns at this time. Additional comments were made by the public regarding issues not in the purview of the Plan Commission regarding future upkeep of the subject properties as well as the one owned by the applicant just to the west of the subject site. The Department recommends that this item be forwarded back to the full commission on May 15 with a favorable recommendation provided that the applicant is willing to amend their petition by adding the commitments regarding the two subdivision waivers.
