HomeMy WebLinkAboutHancock Fabrics Scope of Work Guidelines.doc SCOPE OF WORK GUIDELINES HANCOCK FABRICS STORE The following are items of work which must be included in the plans and specifications for the Hancock Fabrics store to be completed by Contractor prior to Tenant taking possession of the premises and the lease term commencing. All work shall be completed in compliance with applicable codes and ordinances. 1. Size & Location of Premises - Shall contain approximately 7,000 to 8000 square feet. 2. Storefront - Shall have two glass and aluminum entrance doors complete with hardware, lock sets, door closure devices and safety glass. Front wall shall be glass and brick, block or dry-vit design, consistent with other parts of the shopping center. The storefront shall include at least 25' but no more than 35' of glass, including the entrance doors. A canopy and sidewalk (minimum width 8') shall be provided that will be consistent with the design of the balance of the shopping center. 3. Freight Door - Shall be equal to a steel door at least 4' wide, with peep hole, equipped with heavy duty hinges and suitable security hardware, which shall include weather-stripping, a steel bar and padlock set with an audible alarm and be located in a location satisfactory to Tenant and in compliance with applicable fire and safety codes. A buzzer (or doorbell) shall be installed such that the activation device (i.e., the push-button) is located on the exterior wall adjacent to the freight door and the buzzer (or doorbell) part is located on the sales floor. 4. Fire Sprinkler System - Shall be in compliance with the latest edition of the N.F.P.A. #13 and all applicable codes. All work shall be completed by a sprinkler contractor licensed in the state in which the premises are located. 5. Exterior Lighting - Under canopy lights shall be consistent with the balance of the shopping center. Wall lighting shall be two (2) wall packs minimum per outside wall, each unit being 175 watt mercury vapor type units spaced 30' o.c. Additionally, one of such wall packs is to be installed above the freight door. 6. Electric Service - Provide a complete electrical service including an electrical panel which shall be located in the proposed stockroom area of the premises. Said service shall be at least 400 Amp, 120/208 Volts, 3 phase, 4 wire with service panels to code. All wiring shall be copper and copper busbars shall be used in the panel box(es). Wall switches shall be provided for all lighting within the premises. Sales area light switches shall be located in the stockroom area, outside the electrical panel box(es), easily accessible from the sales floor. Exit signs and emergency lighting as required by code shall be provided. In addition, store shall be provided with two (2) 20 Amp circuits, and a timer (located in the stockroom) for the exterior sign(s) and any under canopy sign. Electrician shall make all final connections required for Tenants’ sign. Duplex outlet boxes shall be provided on columns. Special Electrical Circuits: (a) Two (2) dedicated circuits for cash registers shall be dropped from the ceiling in a single power pole – location as determined by Tenant. (b) one (1) dedicated circuit for a cash register shall be dropped from the ceiling in a single power pole at the cutting table – location as determined by Tenant. (c) one (1) dedicated circuit for a quad receptacle to be placed on wall in a location determined by Tenant; with the circuit controlled by one timer. Power pole specification is Telepower Code #TP-2, 14 foot or such length that will allow the pole to be secured to the structure. Electrical plans and specifications shall be prepared by a registered electrical engineer licensed in the state in which the premises are located. Power poles shall be installed following Tenant's fixturing the Premises. 7. H.V.A.C. - Shall be equal to a roof mounted, self-contained, gas-pack H.V.A.C. system complete with ductwork and ceiling diffusers consistent with ceiling height. Said H.V.A.C. system shall be at least one (1) ton per 350 sq. ft. of building area, or in the alternative designed to maintain the following conditions: Summer 92 degrees Fahrenheit Dry Bulb, 79 degrees Fahrenheit Wet Bulb outside, 55% Maximum Relative Humidity, 75 degrees Fahrenheit indoors. System shall provide for heating and be able to maintain 75 degrees Fahrenheit during the winter months. Additionally, said H.V.A.C. system shall comply with all guidelines of the Clean Air Act. The thermostats shall be Lightstat model # TME-CAT and be mounted on columns. If there are no columns, the thermostat(s) and all emergency required lights, etc., shall be mounted at a location to be determined by Tenant. 8. Partitions - Clear existing partitions (if any) that in Tenant's opinion are necessary to provide suitable selling area. A sheetrock wall shall be constructed and shall be located in an area to be determined by Tenant. This partition shall separate the sales and stockroom areas. Double doors (5' wide opening) shall be located in the wall as directed by Tenant. Doors shall be Eliason Easy Swing .063 GA LWP-6 with #7911 Manitoba Maple wainscot on both sides and door viewer or standard metal double doors with push/pulls and closers. 9. Office - Construct an office approximately 10' x 10', which shall be located in the stockroom area and have a common wall with the stockroom partition. Partition walls shall be sheetrock extending 9' high and contain one door, including lock set. The office shall have a suspended ceiling with adequate illumination, ventilation and electrical, phone and data outlets. Install one outlet outside of office for time clock. 10. Restrooms - Provide one men's restroom and one women's restroom with fixtures to meet code requirements. The women’s restroom shall include a Koala Bear Changing Station. One six gallon electric hot water heater will be provided to service both restrooms. Provide an electric water cooler outside restrooms that meets ADA requirements. These restrooms will be approximately 6' x 6' with sheetrock walls 9' high and one (1) door with privacy lock and shall be located in the stockroom area. Adequate lighting, ventilation and electrical outlet with a ground fault/breaker is required. 11. Lounge Area - Construction shall be sheetrock walls, suspended ceiling 8' high with adequate surface mounted illumination. Lounge shall be approximately 12' x 10', located in the stockroom area, and shall have adequate ventilation and electrical outlet. Door is not required unless code related. One lower kitchen cabinet with counter top. Two duplex outlets. 12. Rubber Cove Base - A 4" rubber cove base, Armstrong #74 Shoreline or equal color shall be installed at the base of all walls (including bulkhead). 13. Ceiling - Existing shall be equal to suspended 2' x 4' x 5/8" acoustical lay-in type suspended ceiling in the sales area and stockroom to be hung a minimum of 12' AFF. Lounge, office, training room and restrooms - either sheetrock ceiling (taped, mudded and painted), or suspended acoustical tiles. (Replace all damaged, missing or stained tiles). 14. Insulation - Shall consist of lay in 6" Batting (minimum R-19) shall be installed above suspended ceiling in sales area and affixed to underside of roof deck in all stockroom areas. 15. Lighting - Sales Area - ( 8’ fixture with 4 – 4’ bulbs) with Sylvania Quicktronic ballast #QTP2X59T8/120) for T-8 octron lamps shall be mounted in rows 14’ AFF with the first light beginning approximately 5-6' from the side walls and then centered on a maximum of 10' intervals. One row of lights shall also be placed 5-6' parallel along the front and rear walls of the sales floor. Each row of light fixtures shall be installed so that each row is a continuous row of lights without any gap or space between the ends of the adjacent fixtures. Stockroom area - surface mounted TT232-UNV-1/2EB fluorescent strip fixtures for T-8 octron lamps. All fluorescent tube lamps shall be Sylvania FO32/835XP/ECO (No Substitute). Sales area lighting shall be circuited for alternate rows vice adjacent rows on same circuit and be controlled by wall switches. Six (6) designated night light fixtures shall be scattered throughout the sales floor. 16. Floor Finish - Sales Area - Remove existing covering and replace with vinyl composite tile ("VCT") 12" x 12" x 1/8" Armstrong Standard Excelon Imperial Texture, 51809 Desert Beige. Stockroom - concrete floor with two coats of concrete sealer or existing to remain. Lounge, office, training room and restrooms- VCT, same color as above. 17. Paint - All Wall Surfaces - “Simple White”, Sherwin Williams SW 7021 eggshell interior latex. Doors (excluding entrance doors and Eliason door set) - paint to complement associated areas. 18. Not used. 19. Emergency or Fire Exit(s) - Exterior exits shall be equipped with panic hardware and audible alarm. Provide government approved fire extinguishers on poles on sales floor and other designated areas. 20. Americans With Disabilities Act - Make all improvements and perform all work necessary to cause the premises demised to Tenant to be in compliance with the provisions of the Americans With Disabilities Act, all rules and regulations thereunder, and any similar or related statutes, federal, state and local. 21. Miscellaneous Improvements - The following items must be completed in addition to those stated above: a. Install a 3/4” plywood board for Tenant’s communication, phone system and data support, including the installation, as necessary, of the telephone communication services to such board. Board shall be 4’x 4’ and located in the stockroom near the electrical panel. Also provide one outlet next to board for phone system. Landlord shall perform other work as reasonably required by Tenant to deliver a turn-key job. c. If the store is designed with a training room it will have a storefront style entrance door with 3’ wide side lights in equal height to door. No columns will be wrapped with gyp sheathing. If it is necessary, wrapping must be as minimal as possible. e. Drinking fountain necessary only if code requires.
