Grantor, as Trustee and not for herself individually, covenants that the said premises is free from any encumbrances made or suffered by said Grantor, except taxes and assessments, and said Grantor and its successors shall warrant and defend the same to the said Grantee against the lawful claims and demands of all persons claiming by, through or under said Grantor, but against none other. The undersigned represents that she is the current Trustee of said Trust, has full authority and capacity to execute this deed, that said trust has not been revoked and that neither the grantee nor any other party shall have any responsibility for the application of any proceeds from this conveyance.
