discussed with the Carmel Enginecring depariment is the relocation of Randall Drive, so it intersects with the
traffic signal Ihat is eurrendy in fi'oot of H.I�1.Gregg. Mr. Fetzhugic said the developer has been working closely
with the Enginecring De�parUncnt on�he correct alignnicnt of this strect.

lext nmendment�to the PUD lhat was originally presented in 2006 1'or townhomes and court homes. This w.is
amended in 2008 to include single-family homcs in the same�PUD. Pittman Panners has developed a first phase
of single-(amily housing. They have since extruc�ed lhis acreage from the PUD,which is why the projecl
changed Gom 27 acres to 20 acres.
The p�imary request in lhis amendment is to provide for an addilional housing typq which is refcrred to as a
Manor Building. These are similar to Ihe townhomes wi�h the maximum heighl rcquiremcni of 38-feeL Another
. addition to the PUD was townhomes originelly shown in 2006 were all three�storics. They havc added two srory
lownhomes as part of this plan. There huve also been modifications ro the square footage requirements due lo
�he change (rom lhrce�o two stories. Mr.Churchill also said�originally the Court Fbmes had been listed as
eondominiums, but this specificity has been stcuck from Ihe PUD, so the Court Homes do nol necessurily necd
ro be condominiums.

previous si�c plan showed lhe exten�of development thal thc two previous'building types would requirc.
This would also have included a lot of pavement,and very Iiulcopen space. The new site plan will
indude more open space. Ms.H�ntcr asAed if this would be�retiremenl communiry lo which Mr.
Churchill replied th�t lhere would be no agc restriction for residents.
Ms.Hunter asked for�elarification on whai type of buildings these would be,co��sidering Ihe new
requirements of townhomes[o each havc their own individual me[ers. Since each townhomc is individually
owned,the�vle requires each unil lo have a two-hour rated Grewall. Mr.Churchill said in a condominium,
�hc owner would only own the air-rights,whercas a townhome is pinite,�l and the owner would also own the
ground underneath the unii. Ms.Hunter said ihis rule would require much more space for facilities on-site.
Mr.Churchill said �his project would limit lhc densily compared to what was previously presentcd. There
used to be limils on unit counts and then could build as many single-(amily homes as could i t on�he site.
Inglenook for example fit 27 houses on 5 acros. This project would limit the density�o I2-uni�s per acro.

201 unils plus xs.many cottage homes as could fit,an8 now Ihe lotal eount will be 257 units
.absolutely. Mr.Pillman asked if CTRWD would se�vice the project. Mc Hartman said they would,and
addcd that they are currcnlly scrving ihe couages,and have sewer scrvice running through the cestern-most
road indicaledon Ihe plans. Mc Piuman said Ihe-plan was to extend Maple,which is whe�e the current
sewer line would be extcnded. Mc Hartman said this project would cither extend�Ihe line on ihe south side
of the project or�thc line lha�runs norlh, but this would be determined when the final plans are submiued.

purpose path iha�from the south end of the property to Westfield Blvd. Mr.Litdejohn said if the developer
wantcd lo change what was proposed in 2006,a new plan would necd to be submiued Mr. Pittman said thc
developer would like Ihis multi-use path to be a feeder into the Monon Trail and asked if it would be
possiblc lo name this path,citing the Hagan-Burke Tr:iil as an cxxmple. Mr.Linlejohn asked if[he
devcloper would maintain this palh or if it would be detlicated to the Cily. Mr.Churchill said lhe tr�il
would most likely be dedicaled ro the City.
Mr.Pi�Unan said lhe neighborhood to the east is callcd Chester�on,and since it's an older scelion of�own,
�he roads were built with different standards than you see roday. The trail would be a way to connect this
neighborhood to area sueh as Chesterloq Maple,Lincoln and KiumlL [t could potentially be a great uniting
facror for the different ncighborhot�ds in the area. Mc Litdejohn said his praferenee is always lhat
conneciivity is better.
Mr.Churchill said he spokc with Mike Hollibaugh,Direclor of ihe Departmcnt of Communiry Services,
regarding flashing]ights or some other indicator of pedestrian crossing. Mr.Littlejohn said he would not
reconunend a tlashing lighi right now,but other erosswalk enhancements can be discussed.
