Dear Mr. Greenwood:
At the meeting held Monday,July 28,2014,the Carmel Advisory Board of Zoning Appeals took the following action
regarding the Development Standard Variances(V)filed by you for the property located just north of 5th Street NE and
east of 2"d Avenue NE.
APPROVED:Docket Nos.14040018 V through 14040021 V:Development Standard Variances for minimum lot size
(10,000 square feet required,6,600 square feet requested);minimum front yard setback(35 feet required,20 feet
requested);minimum lot width(80 feet required,55 feet requested);and maximum lot coverage(35%required,45%
requested)with the Commitments:Petitioner will design the homes to the new construction standards of the Old Town
Overlay Zone Character Sub-Area and front face of attached garages will be setback at least 15 feet behind the front line
of the principal building.
Please be advised that per Section 30.05.05: Time Limit of the Zoning Ordinance,the aforementioned Development
Standard Variance approvals are valid for three(3)years.By that time,either continuous construction of the
improvements must be underway,or a written request for a one-time,six-month extension of the approval must have been
received and approval granted by this Department.The expiration date of the approval is July 28,2017.
Please include a copy of this letter with any permit application.
