1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the
community because:
This home is currently being used as a model home and is occupied
during business hours.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because:
The value and use of the adjacent property will not be affected
because it is a maintained model home that meets and /or exceeds

3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the
use of the property because:
The allotted time is expiring and we have additional homes /lots
to sell. Without a model home /sales office it will be difficult
for us to sell the remaining homesites.
DECISION
IT IS THEREFORE the decision of the Carmel /Clay Board of Zoning Appeals that Development Standards Variance
Docket No. is granted, subject to any conditions stated in the m inutes of this
Board, which are incorporated herein by reference and made a part hereof.

Statement of Variance
Pulte Homes of Indiana, LLC respectfully requests a variance to extend the model
home /sales,office temporary use permit for the property located at 12610 Brandenburg Drive,
Carmel, IN 46032. This is in Village of WestClay, Sec. 10010 -A, and is Lot 1002. The applicant
requests to extend this permit for a period of (12) twelve months. This variance request is made
in reference to zoning ordinance Chapter 25.16.02 that a model home temporary use permit
shall not exceed 36 months.
Statement of Support
Pulte Homes of Indiana, LLC requests a variance to extend the model home /sales office
temporary use permit in order to facilitate the selling and building of their remaining Tots in the
Village of WestClay neighborhood. Currently there are 24 Tots that remain to be sold. Having a
completely built out neighborhood will bring new City of Carmel residents, which will in turn
bring more tax revenue to the City.
