Carmel/Clay Schools Soccer Fields (SU-38-96, V-39-96) Petitioner seeks Special Use approval to construct 18 soccer fields. The petitioner also seeks approval of variances to not pave and curb the parking lots. This project was tabled at the June 24th meeting. The following items still remain outstanding: •The extent of the roadway improvements on 126th Street 'The designation of overflow parking areas •The extent of the security lighting -The number and placement of trash receptacles and portable restrooms (In addition,the petitioner was scheduled to meet with surrounding neighbors on July 16th to address their concerns.) 312. Oldham Variance (V-40-96) Petitioner seeks approval to allow an existing house to encroach within the rear yard setback by 7.5 feet. This is an existing violation and no building permit was issued for the construction. The Department recommends denial of the variance because the house should be constructed within the required setback. ONE CIVIC SQUARE CARMEL,INDIANA 46032 317/571.2400 Page 2 of 2 4h. Thomson Consumer Electronics (V-41-96) Petitioner seeks approval for the following variances to keep an existing satellite dish: 1. To increase the allowable height from 13 feet to 24 feet. 2. To allow the dish to be placed in a front yard. The petitioner did receive approval from the Plan Commission on June 18th for Architectural Design, Lighting, Landscaping, and Signage review. The Department recommends approval as submitted. 5h. Plum Creek Golf Clubhouse (SU-42-96) Petitioner seeks special use approval to construct a golf clubhouse and pro shop for the Plum Creek Golf Course. The Department recommends approval pending resolution of Technical Advisory Committee members' comments from the July 18th meeting. 6h, 7h, 8h. Plum Creek Community Center (SU-43-96, V-45-96, V-46-96) Petitioner seeks approval to construct a community center for the Plum Creek.Subdivision that would include tennis courts, a swimming pool, and a bathhouse. Petitioner also seeks approval of two variances. One to keep the existing silos and barn that exceed the allowable height in the S-1 district by 25 feet. The variance is required because of the change in use from a farm to a private recreational facility. The other variance is to allow two houses to be moved on the property to be established for employees of the golf course. This variance is needed to allow the houses not to have frontage on a public street. The Department recommends approval pending resolution of Technical Advisory Committee members' comments from the July 18th meeting. 9h. Plum Creek Golf Course Driving Range and Accessory Buildings (SU-44-96) . Petitioner seeks special use approval to construct a driving range and accessory buildings for the Plum Creek Golf Course.
