Please see the 4 y d y "i petitioner's information packet for more • details. k " , -., Analysis: t -` `:.� The petitioner is building a new home as well as a k new guest house on the site Guest houses are r *, �;-. ` h allowed on properties over 1 acre in size and are f considered accessory structures. The Ordinance -::i requires accessory structures to be set back 25 - line of the home it limits ,t, - k-�� � ;�.� feet behind the front 1 o t e o e and t Y t them to a height of 18 feet. The topography of ` u the site prevents the guest house from being located behind the main home as the back of the property has a significant grade change and the main homes is setback very far from the front of the lot. (See attached aerial showing the topography.) The petitioner is also requesting to build the guest house to a height of 22 feet instead of 18 feet. Typical accessory structures are single-story, such as a garage, and perhaps have some attic storage space. The proposed structure as a guest house would have some second floor living space thereby necessitating additional height. These variances should not have a negative effect on surrounding properties. The guest house will be setback over 300 feet from the street and 60 feet from the nearest adjacent property. In addition, the guest house will be designed to be complimentary to the architecture of the main home. The Department is in support of this variance.
