The applicant seeks the following development standard variances for a parking lot addition:
Docket No. 14080003 V ZO CH 23B.12: No Parking between US 31 and the Front Build-to Line
Docket No. 14080004 V ZO CH 27.05: 25 ft. Min Parking Aisle Width,24 ft. requested
Docket No. 14080005 V ZO CH 33.07: 50% Tree Preservation, reduction requested
The site is located at 10220 N Meridian Street. The property is zoned B-5/Business and S-2/Residential within the
US 31 Overlay District. Filed by Jason McNiel with Ice Miller on behalf of Cannel Indy Properties,LLC,owners.

The Petitioner is requesting 3 variances for

` to the west. Parking is not allowed

,., '� way and so the petitioner is requesting one
ti .4.. variance to allow the parking in its existing
,,17; 7 ' , C a location. The second variance is to allow
®�i �.#, *. '°t: the parking drive aisles to be 24 feet wide
instead of the required 25 feet wide. As
the parking lot is today,the drive aisles are only 24 feet and this variance would allow the continuance of this standard.
24 feet should still provide enough space for maneuverability while parking. The third variance is regarding the
requirement to preserve 50%of the trees on site. As the site is currently used as a parking lot,there are not many trees on
site to begin with. Additionally there is a helicopter landing facility proposed to the south of this site, and trees cannot be
preserved near this parcel due to the vertical clearance requirements for a helipad. However,the petitioner will maintain
the 30 foot greenbelt along US 31 as well as appropriate parking lot landscaping. These variances should not have a
negative effect on surrounding properties,but will help with the continued efficient use of the parking lot and adjoining
office building.

Recommendation:
After all comments and concerns have been addressed,the Dept. of Community Services recommends favorable
