Comment 1. Thank you for the calculations for the amount of impervious area. Our standards are associated with total
land disturbance (including grading, trenching for utilities/laterals, etc.) Do you think you will be over 0.25-acres with all
construction activity? Are there areas of the site that will not be affected and could be “roped off” as it were to ensure
that area is not disturbed by construction?
Comments 2, 3 have been satisfactorily addressed.
Comment 4. See comment 12 a-d below.

Comment 11 has been satisfactorily addressed.
Comments 12 a-d. Please provide a letter requesting approval from the BPW for lane restrictions, sidewalk closure,
driveway modification, and open pavement cuts. You will also need a variance for the sump pump line to be in the right-
of-way as well as a consent-to-encroach.
Comment 12e. Is irrigation proposed within the right-of-way?
Comment 13a. The plan indicated the sump pump line in the right-of-way but is not specific as to what the line will
discharge? Is there and existing curb inlet?
Comments 13b, 13c, 14 have been satisfactorily addressed.
Comment 15. My understanding is that the site plan has been revised and that the structure is not 2.5-feet from the
right-of-way line?
Additional comments based on this review:
Please confirm with the Hamilton County Surveyors Office that the non-enforcement agreement for the legal drain
includes the installation of the sanitary and water services, the sump pump discharge, the walkway and the driveway.

4. We will be replacing any damaged existing sidewalk caused by construction
5. No new storm piping
6. We will wrap the construction entrance
7. We have submitted for a right of way permit

9. Driveway will conform to the City of Carmel standards.

Good afternoon! I have reviewed the submitted plan and have the following comments:
1.The lot appears to be right at 0.25-acres…as such, detention and post construction storm water quality
measures are not required.
2.Please confirm that the FFE labeled is 15-inches above the roadway
3.It appears that the existing alley is paved and that no paving of the alley is proposed with this project.
4.Please confirm if new sidewalk is being constructed with this project.

6.Thank you for providing the erosion and sediment control plan. Please wrap the silt fence back into the site
on each side of the construction entrance a minimum of two sections of the silt fence being used.
7.Please check with Fred Glaser as to the need for a right-of-way permit and bond for construction access
from the City right-of-way.
8.Will there be a concrete washout on-site or will equipment and tools be washed into a lined dumpster?
9.Is a new driveway proposed? If so, the portion of the driveway within the right-of-way shall conform to
City standards in all respects.
10.Please confirm that all existing and proposed easements are indicated on the plot plan.
11.Please confirm the need for any of the following, which require approval by the Board of Public Works and
Safety:
a.Any road or lane closures or restrictions (I expect these may be needed for new utility
services)
b.Any sidewalk closures (I expect that these may be needed for new utility services and the
sump pump connection)
c.Reconstructing or modifying the existing drive or building a new drive
d.Any open pavement cuts for utility services or other needs.
e.Irrigation or other site improvements within an easement or right-of-way.
12.So that we can identify conformance to the Property Maintenance Code, please indicate the following on the
plot plan, as applicable:
a.Pool or hot tub filter pipe discharge points
b.Roof drain piping discharge points. If splash pads will be used, please indicate as such.
13.Thank you for showing the sump pump location. To what is this discharge being connected.
14.
The property owner is responsible for all damage to the improvements in the right-of-way resulting from the
project, including the alley. It is recommended that the property owner or designee inspect the improvements in
the surrounding right-of-way prior to the start of construction.
