The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: The existing grocery store is 64,810 square feet and with the expansion the total footprint will be 78,406 square feet which will enable the owner to provide additional and enhanced services to the community. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The existing use of the grocery site will remain the same. The store is simply being expanded and will not affect the adjacent properties. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: The existing grocery store exceeds the current zoning requirement and to meet the size limit would result in making the building too small to operate the owner's grocery business. DECISION IT IS THEREFORE the decision of the Carmel /Clay Board of Zoning Appeals that Development Standards Variance Docket No. /gC27c 0 / ?
