The site is located on the southwest corner of East 116th Street and Keystone Avenue. The site is zoned B-8/business and is located partially within the SR 431/Keystone Avenue Overlay Zone. Filed by James J. Nelson of Nelson&Frankenberger for The Linder Group. As proposed the sign package will require approval by the Board of Zoning Appeals. A variance will be necessary to allow a "Tenant" name to be located on one of the signs. This would be in addition to ADLS approval. The Department recommends the Plan Commission approve the ADLS petition as proposed subject to approval of the necessary variance request by the Board of Zoning Appeals. 4i. Docket No. 199-00 ADLS; Merchants' Pointe Lot 5 - Border's Books Petitioner seeks Architectural Design, Lighting, Landscaping & Signage approval for a retail building. The site is located southwest of East 116th Street and Keystone Avenue. The site is zoned B-8/business and is located partially within the SR 431/Keystone Avenue Overlay Zone. Filed by James J. Nelson of Nelson& Frankenberger for The Linder Group. At the April 10, 2001, meeting of the Special Study Committee, the following issues were raised: 1. Changing the color or the sign background to navy blue to match the canopy The application has been amended accordingly(please see the attached letter from the applicant). The Department recommends the Plan Commission approve the petition as amended. 5i. Docket No. 200-00 ADLS; Merchants' Pointe Lot 6 - General Office Petitioner seeks Architectural Design, Lighting, Landscaping & Signage approval for an office building. At the April 10, 2001, meeting of the Special Study Committee, issues with respect to how many businesses would be located within the building were discussed as they relate to the signage portion of the request.
