Analysis:

remodel,but they need variances to
""° "m"""''' allow an additional sign, larger signs
est
than allowed, and a larger size menu
- 10 t ftP ' Pf board for the existing menu board.
The Wendy's is located along 2 streets and is permitted 2 signs. The petitioner would like an additional sign to
help with identification. One sign will be about 32 sq. ft. and the other 2 will be about 22 sq. ft. 22 sq. ft. is a
modest size and the petitioner has worked well with the Department to improve upon the original design of the
building. While 2 of the signs will be larger than permitted, they will fit within the architectural features of the
building. Also, the petitioner has a practical difficulty with the sign band areas, as they are somewhat small due
to some of the design elements of the building. The signs will still look proportionate and should not have a
negative effect on surrounding properties.
The original menu board for the drive-thru is remaining after the remodel, but is much larger than permitted at
50.75 sq. ft. 30 sq.ft. is the maximum permitted for a menu board by the ordinance. The Department would
like the petitioner to consider removing the top piece of the menu board, which appears to be used mostly for
advertising. This would help reduce the size and the height of the sign. The petitioner should also add a
masonry base to the menu board to match the building, as required in the Zoning Ordinance. The Department
is in support of the requested variances.

Please refer to the petitioner's information packet for their Findings of Fact.
Recommendation:
