"The Estates of West Clay” is a proposed residential community on 45.32 acres owned by Mrs. Esther
Koby The developer,Pittman Partners, Inc. and the project land planner is Mr Lawrence Hemp
The Estates of West Clay is located north of and adjacent to 1315`Street,west of and adjacent to Ditch
Road,east of and adjacent to a future section of The Villages of WestClay and south of a vacant 10 acre
parcel.
The property on which The Estates of West Clay is located is zoned S-1. The adjacent properties to the
north, south,east and west are also zoned S-1. Except for"Elliot Creek”on the southwest corner of the
parcel,the site is flat and.has very little existing vegetation. In an effort to meet the desires of a small
upper end market niche by providing a living environment not currently being offered,we have elected to
utilize the Residential Open Space Ordinance as a non-qualifying subdivision.
The S-1 Residential Estate Zoning Classification requires that the density utilized not be greater than 1.0
• units per acre and a.minimum open space requirement of 20%. The proposed development plan
contemplates 25 homesites on 45 acres or.55 units per acre. The average lot size is approximately 1.25
acres or 54,502 square feet. The typical lot dimension is 200 feet x 250 feet. Approximately 8.52 acres or
18.8%of the site is dedicated as common area
As envisioned,The Estates of West Clay,will be an upscale,custom,"forever"commumty The
curvilinear streets,terminal vistas and beautiful water features will attract quality conscience buyers who
are wanting a large homesite in order to provide their own recreational amenities. It is anticipated that
homes will be priced from the$900,000 to$1,750,000 range. All housing plans must be approved by the
Architectural Review Committee prior to requesting a building permit.
The developer will provide heavily landscaped common areas consisting of both deciduous and non
deciduous trees. In particular,the landscaping will include blue spruce,norway spruce, and flowering
trees. Most likely,the developer will continue with his practice of utilizing large tree spaded trees in
highly visible areas. The entryway will consist of stone columns and wrought iron fencing. The lakes
will have fountains and all common areas will be fully irrigated.
The Estates of Clay West will be served by Clay Township Regional Waste District,Public Service
Indiana,Indiana Gas, American Cablevision,Indianapolis Water Company and Ameritech.

Maintenance Plan Statement
The Estates of West Clay will be developed into a community of 25 large single family homesites that will
have an average lot size m excess of 1 acre. Lot dimensions will average 200' in width by 250' in depth.
Lots will be maintained by the homeowner and will be large single family homes. This maintenance plan
will address the maintenance of the common areas only
The Estates of West Clay will have approximately 8.52 acres of common area or approximately 19%.
